Contractor Accommodation Manchester — Whole Houses for Crews of Six to Eight

Last updated: August 2026

Whole houses for working crews across Greater Manchester from £35 per person per night, bills included.

We manage a three-bedroom flat with off-street parking in Ancoats, and we source whole houses to your site and your headcount.

This page is written for the site manager, site agent, project manager or office manager housing a crew in Manchester — on the Etihad expansion, the Haweswater aqueduct works, Wythenshawe town centre, Trafford Park, or the airport campus.

The honest version: Manchester demand runs well ahead of what any single operator holds in the city. So we source to brief rather than pretend to a fixed portfolio, and we tell you the same working day whether we can cover it.

Below are the real per-person rates, drive times to every major site, what is included, and what happens when the programme moves.

Contractor accommodation in Manchester — the short answer

Contractor accommodation in Manchester means a whole furnished house let to a working crew rather than hotel rooms — kitchen, washing machine, parking, a separate bed each, bills inside the rate. Stayful sources whole houses across Greater Manchester from £35 per person per night for crews of six to eight, and manages a three-bedroom flat with parking in Ancoats for smaller teams. Rates and drive times follow.

What a crew in Manchester actually costs, per person, per night

How much does contractor accommodation cost in Manchester?

From £35 per person per night for a crew of six to eight in a whole house, bills included. Larger crews and longer programmes come in at the lower end of that range; short notice and city-centre locations at the upper end. Source basis: rates Stayful and its partner operators can currently source at across Greater Manchester, August 2026.

Property typeSleeps (separate beds)From, pppn all-inMinimum stay

Whole house, larger crew or longer programme8–14 across two houses£35From 7 nights
3-bed flat with parking, Ancoats (ours)3Quoted separately2–4 nights

Rates as of August 2026, and they move with the date and the location — a house in Salford or Eccles prices differently from one inside the city centre.

The pppn figure divides the whole-property rate by beds a contractor can actually sleep in on his own, never by a maximum occupancy that counts a sofa.

These are sourcing indications, not a fixed price list. Send us the site, the headcount and the budget you have to work to, and we will come back with a fixed quote the same working day — or tell you honestly that your number will not buy it in Manchester.

Longer bookings come down. Weekly and monthly rates are materially below the nightly figure, and a six-week programme prices better per night than a four-night stay.

The Ancoats flat is our own property: three bedrooms, three separate beds, off-street parking, washing machine and tumble dryer, one mile from Piccadilly. It suits a supervisor and a pair of tradesmen rather than a full crew, and because it is a city-centre apartment it is quoted on its own rather than against the crew rate above.

Is contractor accommodation cheaper than a hotel in Manchester?

Yes, for a crew. Manchester city-centre hotel rooms run roughly £90 to £140 a night before parking or breakfast. A whole house at £35 to £45 per person per night, bills included, puts a crew of eight well below eight room rates — typically 30 to 45 percent less once parking, kitchen and laundry are counted.

Contractors accommodation, worker accommodation, contractor digs — the same purchase under different names

What is contractor accommodation?

Contractor accommodation is a furnished residential property, usually a whole house, let to a working team for the length of a job rather than to tourists for a weekend. It has a kitchen, a washing machine, parking and a separate bed for each person, with bills inside the rate. In Manchester that means a house in the suburbs or a self-contained flat in the centre — not a hotel room, and not a room in someone else's HMO.

Bookers reach this page having searched a dozen different ways.

Some search contractor accommodation Manchester. Some search contractors accommodation Manchester, or worker accommodation Manchester, or workers accommodation Manchester. Others look for contractor housing, contractor stays, contractor bnb, accommodation for tradesmen, or serviced accommodation for contractors. The crews themselves usually just call it digs.

All of it describes the same purchase: a whole property, booked for a team, priced by the night, with the bills in.

Two things it is not. It is not site accommodation — no cabins or welfare units here, just ordinary residential property off site. And it is not a room in a shared HMO where another landlord's tenants hold keys to the same front door. You get the whole building, and nobody outside your booking has access.

Self-catering matters more than bookers expect. After a ten-hour shift a crew that can cook a proper meal and wash a week of workwear performs differently from one living on takeaways out of a hotel room.

Everything in the nightly rate — and the four things that are not

In the rate
Gas, electricity and water
Fast wifi, enough for the whole crew at once
Hotel-quality linen and towels
Fully equipped kitchen — oven, hob, fridge, microwave, pots and plates for the full team
Washing machine
Separate bed for every person, no bed sharing
Self check-in, your own key, no reception to wait for at 6am
Off-street parking at the Ancoats flat; parking specified per property on sourced houses
Not in the rate
One-off cleaning fee, quoted per property
£200 damage deposit, fully refundable after the stay
Congestion or clean air charges, where a vehicle is liable
Pets and smoking indoors, unless a specific property allows it

Work gear needs somewhere to go. On sourced houses we brief for hallway and utility space so wet kit and PPE are not piled in a bedroom, and a tumble dryer is fitted at the Ancoats flat.

Van parking is the question worth asking early. Inner Manchester is tight and permit-controlled in many streets, so if the crew is arriving in liveried vans with tools in them, say so on the enquiry and we will source outward — Salford, Eccles, Stretford, Denton — where a drive takes a van properly.

Housing a crew of eight in Manchester without splitting them across three hotels

6–8Under one roof

Six to eight in one house is the standard Manchester crew booking, everyone in a separate bed.

Fourteen works across two houses sourced close together, which we brief for deliberately rather than accepting whatever is free at opposite ends of the conurbation.

Beyond fourteen, tell us anyway. Manchester is the one city where the demand reaching us regularly exceeds what any single operator holds, so a larger crew is a sourcing exercise rather than an automatic no.

A crew that sleeps properly, eats properly and has somewhere decent to come back to stays on site and finishes on programme. That is not a welfare argument. It is a project delivery argument.

Workers on different shifts and different start times need a door they can close. That is the single strongest reason a house beats a block of hotel rooms over a six-week programme, and it costs less.

Managed directly, and sourced honestly

Stayful manages its properties directly rather than reselling someone else's stock. Source basis: 70 properties under management across 45+ areas of England, 10,000+ nights hosted, as of August 2026. In Manchester we manage one flat in Ancoats and source whole houses to brief through operators we work with and vet. We would rather tell you that plainly than claim a Manchester portfolio we do not hold — and it means when you ring about a problem you reach the people responsible for the property, not a resolution centre.

Sourced houses are matched to your site, not to this postcode. If the job is at the airport or in Wythenshawe we will base you south rather than send a crew across the city twice a day — thirty minutes each way over six weeks is fifteen hours of your team's time.

Named schemes for the record: the Etihad Stadium expansion in east Manchester and the United Utilities Haweswater aqueduct programme, a multi-year civils job across the region.

A whole house works out 30 to 45 percent cheaper than the equivalent hotel rooms, all bills included. The saving is not a discount we are choosing to give — it is what happens when you stop paying eight separate room rates in a city where rooms run £90 to £140.

What happens if the dates move, and what you get back if they do

Minimum stay
From two nights on sourced houses, seven where a larger crew is spread across two properties. The Ancoats flat takes two to four nights depending on the date.
Cancellation
Mirrors the cancellation policy applied to the same property on Airbnb. Ask us to confirm it in writing for the specific property before you commit.
Deposit
£200 damage deposit, fully refundable after the stay. For account customers we can invoice against a PO instead.
Extensions
Extend the same house where it is free — same keys, same crew, no rebooking from scratch. We cannot guarantee a specific property will be available, and we will not pretend otherwise.
Guest swaps
Someone rotating off and a replacement coming on is a name change, not a new booking. Tell us and we update it.
Phased arrivals
Start with one house and add a second as the programme ramps up, or release one as phases complete.
Invoicing
One invoice for the whole team, your PO number on it, 30-day terms for approved accounts.
Availability
Manchester is tight and we will not claim otherwise. The earlier you send dates, the better the house — and short notice is exactly when sourcing beats a fixed portfolio.

Booking direct means you deal with us rather than a platform's resolution centre. What you get instead is 0113 479 0251, answered by the people who manage the property, and the same cancellation terms that apply to that property on Airbnb.

Source basis: Airbnb guest reviews across the Stayful portfolio of 70 managed properties, 10,000+ nights hosted, as of August 2026. These are portfolio figures, not a Manchester-specific rating — the Ancoats flat is a single property and we would rather label that honestly than present four decimal places as local proof.

The rating that matters for a crew booking is communication, and it is the one we hold at 4.9 across ten thousand nights. It exists because things occasionally go wrong and we sort them quickly.

Ask us for a reference from a company we have housed in the North West and we will put you in touch with one rather than paraphrase them here.

Got specific requirements?

Parking that fits two vans. A second bathroom. A ground floor bedroom. Monday to Friday only. Eight beds from the same Sunday, ten miles from the airport. Manchester is the city where we source most actively, so tell us the requirement and the budget you have to work to — we will come back the same working day with what we can put together, put you in front of an operator who can cover what we cannot, or tell you honestly that your number will not buy it here. What we will not do is take the booking and scatter your crew across three postcodes.

The questions bookers ask before they house a crew with someone new

From £35 per person per night for a crew of six to eight in a whole house, bills included — rent, cleaning spread across the stay, gas, electricity, water, wifi and linen. Larger crews and longer programmes sit at the bottom of the £35 to £45 range; short notice and city-centre locations at the top. These are sourcing indications as of August 2026, not a fixed price list, so send the site and headcount for a firm quote.

We manage a three-bedroom flat with off-street parking in Ancoats, one mile from Piccadilly, which sleeps three in separate beds. For crews of six and up we source whole houses across Greater Manchester to your site and your dates through operators we work with and vet. We would rather tell you that plainly than claim a Manchester portfolio we do not hold.

Yes, and that is the standard booking — six to eight in a whole house with a separate bed each. Fourteen works across two houses sourced close together rather than at opposite ends of the conurbation. Above fourteen, ask anyway: Manchester demand regularly exceeds what one operator holds, so a bigger crew is a sourcing exercise rather than an automatic no.

At the Ancoats flat there is off-street parking. On sourced houses parking is specified per property, and if the crew is arriving in liveried vans with tools in them say so on the enquiry — inner Manchester streets are tight and permit-controlled, so we will source outward to Salford, Eccles, Stretford or Denton where a drive takes a van properly.

Same thing. Worker accommodation, workers accommodation, contractor housing, contractor stays, contractor digs and accommodation for tradesmen all describe a whole furnished property let to a working team, priced by the night with bills included. The words differ by trade and region; the purchase does not.

Neither. These are ordinary residential houses and a self-contained flat, booked whole and exclusively for your crew. Nothing like a site cabin or a welfare unit, and no other landlord's tenants hold keys to the same front door. The whole property is yours for the booking.

From Ancoats the Etihad is 6 minutes at 1.5 miles, Trafford Park 14 minutes at 5.3 miles, and Manchester Airport 21 minutes at 9.8 miles. Road-routed and measured August 2026. Sourced houses are matched to your site rather than to Ancoats, so if the job is south we will base you south.

Yes. One invoice for the whole team with your PO number on it, and 30-day terms for approved accounts. If finance would rather not put a card through for the deposit, we can put that on the invoice too. One email in, one invoice out, matched to the PO at month end.

Usually we extend the same house — same keys, same crew, no rebooking from scratch. We cannot guarantee a specific property will still be free, because someone else may already have those dates. Tell us as soon as the programme slips rather than in the last week and the odds are much better.

Yes, and often that is the better answer. Salford Quays is 12 minutes from Ancoats, Stockport 20, Bolton 26 and Warrington 32. For a long contract on the M62 or at the airport a base on that side usually beats a city-centre one, and we will say which we think it is rather than sell you the nearest house.
