We house working crews in whole residential property — not hotel rooms, not a shared house with other tenants, not site cabins.
If you are pricing contractor accommodation in Coventry for enabling works at GreenPower Park, the Very Light Rail build in the city centre, a shutdown at JLR Whitley or Ansty Park, or a placement at University Hospital Coventry, this page gives you the per-person numbers and the honest position on what we can put together.
Start with the honest part, because it decides whether the rest is any use to you.
We manage no property in Coventry, and none within fifty miles of it. There is no Coventry house on our books, none in Warwickshire or Solihull, and the two nearest properties we do manage are in the East Midlands and currently on long lets. Coventry is a sourcing city for us, not an owned one.
What we bring is fifteen years of running crews into cities on brief, one invoice, one point of contact, and operators in Coventry we already work with. What we will not do is show you a carousel of houses in a different county and let you assume they are down the road.
Whatever you call it — contractor accommodation Coventry, contractors accommodation Coventry, worker accommodation or contractor digs — it is the same purchase: a furnished house, priced by the night, with the bills in the rate.
Locally the phrase most people actually type is serviced accommodation Coventry, and every operator in the city uses it to mean exactly this. So it is worth saying plainly: serviced accommodation, contractor accommodation and worker accommodation all mean the same thing on this page.
Send us the site postcode, the headcount and the start date.
How much is contractor accommodation in Coventry per person per night?
From £26 to £38 per person per night, bills included, based on a crew in separate beds in a whole house sourced in Coventry. We manage no Coventry property ourselves, so every booking here is sourced to brief and quoted the same working day. Drive times, what is in the rate and the honest hotel comparison are all below.
Sourcing range £26–38 per person per night, bills included, a bed each in a whole house. £200 refundable deposit. One invoice with your PO on it, 30-day terms for approved accounts. We come back the same working day, and we say no the same day too if Coventry will not work at your number. Send the dates even if the job is not signed off and we will hold a quote for the tender. If you need one room for one night, a Coventry Premier Inn at around £48 will beat us and we would rather tell you now.
Call 0113 479 0251Contractor accommodation is bought per person per night, so that is how we quote it.
The table below is a sourcing range, and it is important you know where it comes from. On our Darlington and Redcar pages the floor is a real figure read from our own live booking system. Here it is not, because we have no Coventry property to read. These figures are built from what Coventry operators quote us and from published West Midlands rates for 2026.
| Property type | Sleeps, separate beds | From, whole house per night | From, per person per night |
|---|---|---|---|
| Whole house (2 bed) | 4 | Quoted to brief | £32–38 |
| Whole house (3 bed) | 5–6 | Quoted to brief | £28–34 |
| Whole house (4 bed) | 6–8 | Quoted to brief | £26–31 |
| Two houses briefed together | 9–20 | Quoted to brief | £26–38 |
Every figure is quoted all bills included — gas, electric, water, wifi, hotel-quality linen and off-street parking where the house has it.
Three things to note before you budget from it.
The whole-house column says quoted to brief rather than carrying a number, and that is deliberate. We could multiply the per-person figure by the bed count and print the result, but it would be arithmetic dressed as inventory. You will get a real whole-house figure in the quote, for a real property, on your dates.
The occupancy column is separate beds, not maximum occupancy. Coventry listings written for students and visitors routinely advertise a three-bedroom house as sleeping eight by counting sofa beds. A crew of eight cannot sleep in a three-bed house without sharing, so we cap every row at two per bedroom.
Coventry has real peak weeks. Freshers, graduation and the university parents' weekends pull whole-house stock out of the market and push rates to the top of that range, as do big events at the Building Society Arena. Give us notice on those dates and the range holds; ask on the Friday before and it may not.
Coventry does not have one dominant megaproject. It has a large operating manufacturing base that generates shutdown and fit-out work all year, plus two genuine construction programmes running now.
The one everybody will quote at you is the gigafactory, and it is worth being precise about what is actually happening there, because most pages you will read are three years out of date.
GreenPower Park, the former Coventry Airport site. The airport closed on 11 June 2026. Warwick District Council approved detailed plans for seven manufacturing units and 4.8 million square feet in April 2026. Enabling works are under way now: Matrix Networks and Ashwell Construction are installing a new primary sub-station funded by £23m from the West Midlands Combined Authority, archaeology runs to November, and demolition of the old airport buildings is contracted through to Q3 2027.
What is not happening is a gigafactory being built. No occupier has yet signed for the site. So the crews on that ground in 2026 are demolition, groundworks, archaeology and power — real work, real beds needed, but not the four thousand jobs the headlines promise. If a provider tells you they are housing gigafactory construction crews today, they are selling you a press release from 2021.
Coventry Very Light Rail. This is the one nobody markets against and it is live in the city centre right now. Colas Rail is building an 800-metre twin track between Coventry Station and the University Technology Park. Mile Lane has been closed since 2 June and reopens on 20 September, with track installation continuing on Park Road and in the university car park through 2027. That is a rail programme running for at least another eighteen months, four minutes from the station.
The operating cluster. JLR Whitley, JLR and Aston Martin at Gaydon, UKBIC and the MTC and LEVC at Ansty Park are all running plants and research facilities rather than building sites. That still generates real demand — shutdown crews, line commissioning, M&E installation, fit-out and visiting engineering teams — but it is short, intense and often booked at ten days' notice rather than planned a year out. It is a different booking pattern and we price it differently.
A crew that sleeps properly, eats a proper meal and has somewhere to put wet kit turns up on site able to work. On a Whitley shutdown measured in days, or a night possession on the Mile Lane track, that is not a welfare argument. It is a delivery argument.
The rate we quote is the rate you pay. Coventry operators vary on this, so check it against anyone else you are pricing.
That last one is specific to cities like Coventry. Large parts of Earlsdon and the streets around the universities are permit-controlled, and a crew arriving with three vans into a residents' zone is a genuine problem. We tell you which properties are affected up front.
The number that matters is not how many people a house sleeps. It is how many sleep in their own bed.
Because we source rather than own here, a crew of twenty on ten days' notice in a university peak week is the request most likely to get a no from us. It is not impossible — we have operator relationships across Coventry and into Warwickshire — but you will get a straight answer the same day rather than a fortnight of us trying and then failing on the Friday before mobilisation. Give us three weeks and twenty beds in Coventry is a normal ask.
Where a single Coventry house cannot take the headcount, we would rather put you in two houses five minutes apart than one house in Nuneaton with a thirty-minute run each way. Crews that stay together stay on programme.
One caveat first, because it changes how you read the table. We have no Coventry property, so these are not measured from a Stayful front door. They are measured from Coventry city centre at CV1 1NG, routed on real road distances, and they tell you how the city sits relative to your site. When we quote you a property, you get the drive time from that actual address.
| Destination | Miles | Drive time | Why it matters |
|---|---|---|---|
| Coventry Station / CVLR works | 1.2 | 4 min | Colas Rail track build, Mile Lane and Park Road |
| JLR Whitley | 3.3 | 11 min | Powertrain and engineering HQ, shutdown and fit-out |
| Coventry Building Society Arena | 3.7 | 9 min | Event build and fit-out crews |
| UKBIC, Whitley | 4.0 | 10 min | Battery scale-up, visiting commissioning teams |
| University of Warwick | 4.1 | 11 min | Campus estates and construction programme |
| University Hospital Coventry (UHCW) | 4.5 | 13 min | Locums, agency staff, estates and M&E contractors |
| GreenPower Park, Baginton | 5.5 | 14 min | Enabling works, demolition and groundworks to 2027 |
| Prologis Park Ryton | 6.2 | 14 min | Logistics fit-out and maintenance |
| Ansty Park (MTC, LEVC) | 6.9 | 18 min | Advanced manufacturing and EV production |
| NEC Birmingham | 10.5 | 20 min | Exhibition build and de-rig crews |
UHCW is the hospital to work to. We checked the alternatives rather than assuming: George Eliot at Nuneaton is 8.6 miles and 16 minutes from the city centre, and Warwick Hospital is 11 miles and 19 minutes. If your placement is at either of those, Coventry is a workable base but not the obvious one.
Note also that Baginton sits in Warwick district rather than Coventry. For the GreenPower Park gate, Stivichall, Cheylesmore and Whitley are all closer than the city centre, and Kenilworth is a sensible fallback when Coventry is tight.
Coventry is unusual in that its demand is a ring rather than a point. The city centre has the rail works and the universities; the manufacturing weight sits south at Whitley and Baginton and north-east at Ansty.
The practical consequence: a house in south Coventry covers Whitley, UKBIC, Baginton and the hospital inside fifteen minutes, while a city-centre base is better for the rail works and the universities. Tell us which gate you are working to and we will source to that side of the city rather than to the postcode you happened to name.
If you searched serviced accommodation Coventry rather than contractor accommodation, you are in the right place and you are in the majority. That is the phrase this city actually uses, and in Coventry it means the same thing: a furnished house or apartment, let by the night or the week, bills in the rate, managed rather than rented. You will see the same product advertised as short stay accommodation, self-catering accommodation, or accommodation for professionals in Coventry. Four phrases, one purchase.
There is one distinction worth drawing, because Coventry gets it wrong more than most cities. A serviced apartment aimed at a business traveller is one person in a one-bedroom flat in the city centre. What a working crew needs is a whole house with a kitchen big enough to cook for six, parking that takes a van, and a washing machine. Both get called serviced accommodation. Only one of them houses a crew.
Across England we manage 70 properties in 45+ areas directly — we are an operator, not a broker, and on our Darlington, Redcar and Hull pages you are booking houses we run ourselves. Coventry is not one of those cities. Here we are sourcing on your behalf through operators we know, which puts us closer to a broker than we usually are, and you should price us accordingly. What carries over is that the same people who run 70 houses are running your brief, so we know what to ask an operator before we put you in their property — and we have turned Coventry stock down before now on the strength of the answers.
If Coventry demand keeps coming through this page, it becomes a sourcing case for putting our own houses in the city. That is genuinely how Darlington started.
Here is where the standard claim needs adjusting for Coventry, so we have adjusted it.
Across our other city pages we say a whole house runs 30 to 45 percent below hotels. In Coventry that overstates it at the top of our range, and we checked rather than repeating it. Coventry has a deep budget hotel market — the Ricoh, the NEC overflow and the university trade have built a lot of rooms — and in mid-August 2026 the cheapest Premier Inn rooms in the city were around £48 to £56. Against a £48 room, a house at the bottom of our range saves 45 percent and a house at the top saves 20 percent.
So the honest claim for this city is typically 20 to 45 percent less per person than a room each, and more once parking and eating out are counted.
The private-room row goes to the hotel and we have left it in. Six people in a four-bedroom house means some of them share a room, even though everyone gets their own bed. If a room each genuinely matters — night shift alongside days, or a supervisor taking calls — tell us and we will price larger or ensuite stock instead of pretending the house wins every row.
One more honest note on dates. Coventry hotel rates are volatile in a way Teesside's are not: the same brands average around £167 a night in June. On a peak week the house wins by a mile. In a quiet August it is closer than we would like.
A four-week job becoming six is normal and nobody is surprised by it. What we will not do is promise an extension on a specific Coventry property when we do not control that property. We will tell you early if it is not free and source the alternative before it becomes your problem.
We have never hosted a guest in Coventry, so there is no Coventry review to show you and we are not going to reuse one from another city. The previous version of this page did exactly that, carrying a guest review about a stay in a city three hours away, and removing it is part of why this page has been rebuilt.
What we can show you is the company-level rating.
That Google rating is the company-level one and it is the figure our schema carries. 4.6 out of 5 from 21 Google reviews.
Separately, across the Airbnb portfolio and roughly 10,000 nights hosted, guests score us 4.9 for communication, 4.8 for value, 4.8 for cleanliness and 4.9 for location. Those are Airbnb category scores rather than an overall star rating, and we quote them as operational evidence. The communication number is the one a site manager should care about: it exists because things occasionally go wrong and we sort them quickly.
Airbnb guest category scores across the Stayful portfolio, roughly 10,000 nights hosted, August 2026.
Off-street parking for two liveried vans carrying tools overnight. A bedroom each rather than a bed each. A second bathroom for eight people all leaving at half six for a Whitley gate time. Twelve beds from the same Sunday within fifteen minutes of Baginton. Night-shift arrivals at 2am off a commissioning rota or a rail possession. A ground-floor bedroom. EV charging. Monday to Friday only, with the property released at weekends. Tell us the requirement and the budget you have to work to, and we come back the same working day with what we can put together in Coventry, or tell you honestly that your number will not buy it that week. Because Coventry is a sourcing market for us rather than an owned one, the answer depends more on the brief and the notice than it would in Darlington — which is exactly why it is worth sending it early.
Straight answer: we do not manage a bookable house in Coventry, and we are not going to imply otherwise.
Coventry is a sourcing city for us. We hold no property in Coventry, Warwickshire or Solihull, and our nearest managed houses are around fifty miles away in the East Midlands and currently on long lets. So every Coventry booking is sourced to your brief through operators we work with in the city.
That is a weaker position than Darlington, where we own twelve houses, and it would be dishonest to dress it up. What you get instead is one company running the brief, one invoice, one number to ring, and a straight answer the same working day about whether Coventry works at your number.
Yes. Same purchase, different phrase.
In Coventry the term most people actually type is serviced accommodation, and every operator in the city uses it to mean a furnished property let by the night with the bills in the rate. Contractor accommodation Coventry, contractors accommodation Coventry, worker accommodation, serviced accommodation and contractor digs all describe the same thing on this page.
One warning worth having. Coventry has an enormous student housing market, so a search for serviced or short-term accommodation in the city returns a lot of academic-year lets. Those are twelve-month tenancies with a deposit and a contract, not project accommodation. If you need eight beds for six weeks, say so and we will not send you anything on an academic year.
No. These are ordinary residential houses off-site, self-catering, with a kitchen, a washing machine and a front door of your own.
They are nothing like welfare units, portacabins or a site compound, and they do not depend on the principal contractor's welfare provision. Nobody else has access to the property during your stay — it is not a shared house with other tenants either.
If you searched site accommodation in Coventry and what you actually need is cabins on the compound, we are not the right supplier and a modular hire firm will serve you better. Say so and we will tell you straight rather than quote you for the wrong thing.
£26 to £38 per person per night, bills included, based on a crew in separate beds in a whole house.
That is a sourcing range for Coventry rather than a rate read from our own booking system, because we have no Coventry property to read. It is built from what operators in the city quote and from published West Midlands market rates for 2026.
Where you land inside it depends on headcount, nights and notice. A crew of eight taking a four-week booking sits near the bottom. Two people for three nights in a university peak week sits at the top, and Coventry has genuine peak weeks that most cities do not.
Usually, but by less than our other city pages claim, and we would rather tell you that than repeat a number that does not hold here.
Coventry has unusually cheap budget hotel supply. When we checked in mid-August 2026 the lowest Premier Inn rooms in the city were around £48 to £56. Against £48, a house at the bottom of our range saves about 45 percent and a house at the top saves about 20 percent. So the honest claim for Coventry is 20 to 45 percent, not the 30 to 45 we quote elsewhere.
Two things widen it. Coventry hotel rates swing hard by date, averaging around £167 a night in June, and a house saves the whole crew the cost of eating out and city-centre parking on top. If you genuinely need one room for one night, a Coventry Premier Inn will beat us and we will say so.
We will confirm it for the specific property before you commit, and we will not claim it as a blanket feature.
Off-street parking is common in the residential streets around Earlsdon, Cheylesmore, Stoke and Radford, which is where most Coventry contractor stock sits. A liveried van carrying tools overnight is the specific requirement to state up front, because it rules some properties out and it is the thing people forget to mention until the night before.
Tell us how many vehicles and whether any are vans, and we will tell you honestly which of the properties we can source will take them.
Up to about eight in one house, and beyond that we brief two houses close together.
A four-bedroom Coventry house takes six to eight people in separate beds, capped at two per bedroom. We do not count sofa beds toward a headcount, which matters here because Coventry listings aimed at the student and visitor market routinely advertise a three-bedroom house as sleeping eight.
For a crew of twelve or twenty we source two or three properties within a few minutes of each other and put them on one booking with one invoice, rather than splitting people across three hotels on three different reservations.
Usually, but you need to ask earlier than you think.
Coventry loses whole-house stock fast around Building Society Arena fixtures and concerts, NEC show weeks, and the university's freshers, graduation and parents' weekends. On those dates the short stay and self-catering market clears first, and rates sit at the top of our £26–38 range or above it.
Give us three weeks and a crew of eight through an event week is a normal ask. Ask on the Friday before and we will probably tell you honestly that Coventry will not work at your number that week, and whether Kenilworth, Leamington or Nuneaton will.
The former Coventry Airport site at Baginton is about fourteen minutes from the city centre, so a crew based in south or central Coventry is inside a twenty-minute run.
The site sits in Warwick district rather than Coventry, which matters for sourcing: Baginton, Stivichall, Cheylesmore and Whitley are all closer to the gate than the city centre is, and Leamington and Kenilworth are viable if Coventry itself is tight on your dates.
Give us the compound postcode rather than the project name. Enabling works and demolition on that site run across a large footprint and gate positions differ by contractor.
Yes. One invoice for the whole booking, your PO number on it, and 30-day terms for approved accounts.
That holds whether the crew is in one house or three, and it is the part office managers actually care about, because the alternative is a folio per person per hotel and a reconciliation job at month end. One booking, one reference, one payment.
We answer calls during working hours. For a Friday enquiry needing a crew housed by Monday, ring rather than fill in the form.

Where we stand in Coventry, plainlyAcross England we manage 70 properties in 45+ areas directly — we are an operator, not a broker, and on our Darlington, Redcar and Hull pages you are booking houses we run ourselves.
4.6out of 5 on Google 21verified Google reviews Google Business Profile — Stayful, August 2026That Google rating is the company-level one and it is the figure our schema carries.

Got specific requirements?Off-street parking for two liveried vans carrying tools overnight.
