Two things about this pricing are worth knowing before you budget, because they are unusual and they both work in your favour.

The rate does not move with the headcount. We quoted the same house at four, five and six guests and the price was identical every time — £684 for the week, no extra-person charge. Four hotel rooms cost four times one hotel room. One house costs the same whether you put four in it or six.

The nightly rate falls sharply with length, but not for the reason you would expect. The rent is close to flat — around £76 to £83 a night whether you book one night or twenty-eight. What falls is the all-in figure, because the one-off cleaning fee spreads across more nights. Three nights works out at £118 a night all in. Twenty-eight nights works out at £87. We would rather explain the mechanism than let you assume a long-stay discount that is not in the rent.

Seal Sands, Billingham and the work that is actually in Stockton's own borough

Most Teesside accommodation pages claim the whole of Teesside. This one does not, because the district boundaries decide who can honestly claim what — and on Stockton they fall unusually well.

Seal Sands is in Stockton-on-Tees borough. We confirmed it two ways: the postcode returns Stockton-on-Tees, and ConocoPhillips' own environmental screening for the Ethane2Power project states the site sits within Stockton-on-Tees Borough Council. It is nineteen minutes from our front door.

What runs there now: the ConocoPhillips Teesside Oil Terminal, the Teesside Gas Processing Plant operated by px for North Sea Midstream Partners — capable of handling up to a tenth of UK gas demand across two trains — Lianhetech's fine chemicals plant, and the Navigator Terminals and Exolum storage operations.

The forward job at Seal Sands is Lighthouse Green Fuels: a £2bn sustainable aviation fuel plant proposed for the former INEOS Nitriles site by LGF Projects, part of the Saudi-based Alfanar Group, with a planning application targeted for summer 2026 and up to 600 jobs. That is a construction programme, not an operational headcount, and construction programmes need beds.

Billingham is also Stockton borough, twelve minutes away, and it needs describing accurately rather than optimistically.

The CF Fertilisers ammonia plant there has closed permanently. That is a real change and we are not going to pretend otherwise. What continues on the site is ammonium nitrate and nitric acid production running on imported ammonia, alongside Mitsubishi Chemical's acrylics plant, Lianhetech, and the engineering firms that service the cluster — ABB, Wilton Engineering and Faithful+Gould among them.

A closed plant is itself contractor work. Decommissioning, stripping and making safe a facility of that size is a multi-year programme staffed by exactly the specialist crews this page is written for.

In the town itself, the honest position is that Stockton Waterfront is finished, not building. Esh Construction handed the site over and Riverside Road reopened in mid-2026, closing out a five-year, £36m programme that began with MGL Demolition taking down the Castlegate Centre and the Swallow Hotel.

We mention it because it proves the town commissions and completes work at scale, not because we want to sell you beds for a job that has ended.

What is ahead is Tees Central — the redevelopment of the 70-hectare Tees Marshalling Yards, one of the largest brownfield sites in the country, planned for 3,000 homes and a million square feet of employment and commercial space. Alongside it sit the proposed Health and Social Care Zone at Teesdale and an NHS Community Diagnostic Hub for the Tees Valley.

Then there is the steady background: Preston Farm Industrial Estate six minutes out, Teesside Industrial Estate at Thornaby eleven, and University Hospital of North Tees eight.

What we do not claim: Teesworks, Net Zero Teesside, SeAH Wind and the Freeport tax sites are Redcar and Cleveland. The Port of Hartlepool, EDF's Hartlepool power station and JDR Cable Systems are Hartlepool. Teesside International Airport is in Darlington borough, not Stockton — the postcode says so. Parking is the weak point and we are not going to dress it up. The TS18 4DL house has space for one car on the driveway, then street parking. The TS18 4DE house is on-street. Its amenity list says free parking on premises while its description says on-street — a mismatch in our own data that we are flagging rather than resolving in our favour. If you are bringing three liveried vans full of tools, ask us before you book and we will tell you honestly what the street is like and what else we can source. A hotel car park may genuinely be the better answer for you, and the comparison card further down says so.

One bathroom for four people is workable on a standard day shift and awkward if everyone leaves at 6am. We would rather you knew that now than discovered it in week one.

Neither house has a garden worth calling one. If your crew wants outdoor space after a shift, say so and we will look at what else is available.
