The cheapest week we can currently sell on the Coatham house is £75.71 a night all in. The dearest is £98.14. That is the same house, same beds — Teesside demand simply moves.

Longer bookings come down, and they come down properly. A week carries a 10 percent discount and four weeks carries 20 percent, which is what takes the same house from £33 per person on a single week to £23 on a four-week programme.

The pppn figure divides the whole-property rate by beds a contractor can actually sleep in on his own, never by a maximum occupancy that counts a sofa.

That is worth knowing when you compare quotes. The Coatham house is listed as sleeping five. We quote it as three, because three bedrooms means three men in their own rooms. Quoting five would let us advertise £14 per person and hand you two men sharing on arrival day.

Teesworks occupies the former Redcar steelworks, so Redcar is the nearest town to the site rather than a commute across Teesside.

Teesworks is the largest industrial zone in the country and the heart of the Teesside Freeport, which covers 4,500 acres and was the UK's first to become operational.

Three things on that site generate crew demand right now, and they are worth naming precisely because most accommodation listings for this town still name projects that have stopped.

Net Zero Teesside Power is the bp and Equinor joint venture building the world's first industrial-scale gas-fired power station with carbon capture, more than 740 megawatts, delivered by Balfour Beatty with Technip Energies. It is the first East Coast Cluster project to enter construction. The first major equipment landed at Redcar Bulk Terminal in April 2026, and Balfour Beatty was recruiting mechanical and site engineers across Teesside in May 2026. Peak construction is over two thousand workers.

SeAH Wind runs the world's largest offshore wind monopile factory on the south bank of the Tees — a £950 million, half-mile-long building now in production, taking Hornsea 3 components across the new Steel River Quay.

Wilton International is the Sembcorp process cluster nine minutes from the house, and it works on shutdown and turnaround cycles rather than a single build programme. Shutdown work is short notice, high headcount and does not care what the accommodation market is doing that fortnight.

1,500 Spaces in the new park and ride built beside Steel House, north of the A1085, specifically to move Net Zero Teesside construction workers onto the site. It is the clearest evidence available that this workforce is real, is arriving, and is being housed and moved locally rather than bussed in from Newcastle. Van parking is the question worth asking first, and Redcar answers it better than most towns we cover.

This is a coastal residential town, not a city centre. There is no clean air zone, no residents' permit scheme across the ordinary streets, and the housing stock is the sort that comes with a drive or a hardstanding rather than a shared bay.

Almost all the crew demand around Redcar pulls in one direction — west, along the A1085 and the south bank of the Tees, into a single industrial estate that happens to be the largest in the country.
