Per person, per night, all in.
Most of our contractor bookings come from site agents, project managers and office coordinators placing four to twelve people for anything from a week to six months. The rest come from contractors booking for themselves the night before a job starts.

How much does contractor accommodation cost per person?
From £19 per person per night in a four-bedroom house with one bedroom each, rising to around £28 in a two-bedroom. Bills, wifi, linen and parking are in that figure. Smaller properties cost more per head because the rent is split fewer ways, which is the opposite of how hotels price.

Per-person figures assume one bedroom per person — no room sharing, which is the standard we hold on every booking. A crew willing to take twin rooms fits more people in the same house at a lower per-head figure; ask and we will quote both. Rates as of August 2026, read from live Stayful inventory. These are the lowest current whole-property rates in the portfolio for each size, and the towns they sit in are among our cheapest — a house in Manchester or Reading will cost more than one in Darlington. Per-person figures assume the full stated occupancy in separate beds and are rounded up. Bills, wifi, linen, kitchen and parking where the property has it are included. Rates come down on longer bookings.
Why a four-week booking costs less per night than a four-night one
Turnover is the expensive part — the clean, the linen, the changeover.
A crew staying six weeks costs us less to run than six separate weekend bookings, so the nightly rate comes down. Tell us the real length of the job and we will price it properly rather than quoting a short-stay rate.
Can you take a whole team in one property?
Usually yes. A four-bedroom house takes four with a bedroom each, or eight in twin rooms where the crew is happy to share a room rather than a bed. Most crews go under one roof with one set of keys. Where a single house cannot take everyone, we split the team across two properties a few minutes apart rather than turning the booking away.
Nobody is asked to share a bed. Separate beds are standard.
That matters more than it sounds. Platform occupancy figures often count a sofa bed, so a listing advertising nine can mean seven actual beds — and a booker who budgets on the advertised figure ends up a bed short on the first night.
When we quote a per-person figure, it is based on real beds.

Block bookings are invoiced to the company, monthly, with one reference per project.
That is the part most bookers care about more than the rate. Eight people claiming eight sets of expenses is a fortnight of admin nobody has.
We can also hold a quote against a job that has not been signed off yet, so you have a real number for the tender rather than an estimate.
If you are booking for yourself rather than for a crew, accommodation away from your normal workplace is often an allowable expense — HMRC's guidance on travel and overnight expenses sets out the conditions, and we can invoice in a format that suits a claim.

Extensions are usually possible, though we cannot promise a specific house will still be free six weeks out. Cancellation mirrors the terms that apply to that property on Airbnb, so booking direct does not sign you up to anything stricter.

Yes. Gas, electricity, water, council tax and wifi are all in the nightly rate, along with linen and towels. The only separate item is a £200 refundable damage deposit per property.
Many of our properties have a drive or private parking, and some can take multiple vans. It varies by property, so we confirm exactly what a specific house has before you book rather than promising it across the board. Tell us how many vehicles and their size in the enquiry.
No. Separate beds are standard and the sleeps figure we quote is real beds, not a number inflated by a sofa bed. Tell us the crew size and we will tell you which properties genuinely fit it.
Yes, that is a common booking pattern for us. It is worth asking about the weekend rate too, because on a long job leaving the property booked over the weekend is sometimes cheaper than checking out and back in.
Yes. Block bookings are invoiced to the company monthly with one reference per project, rather than everyone claiming expenses separately. Put the company name and any PO reference in the enquiry.

Usually, but we cannot guarantee a specific property weeks ahead because someone else may already have it. Flag a likely overrun early and we will hold what we can, or move the crew to another nearby house rather than leave you without one.
Usually by around 15%. Airbnb charges the host roughly 15.5% of every booking, which every operator prices into the listed rate. Booking direct removes that cut. Same property, same team, same standards.
