If you are pricing accommodation for a crew in Newcastle, this page gives you the real figures — the whole-property rate, the cleaning charge, the per-person cost, and the drive time to your site. No enquiry needed to see the numbers.
Whole houses and self-contained flats, booked exclusively for your team. Fully equipped kitchens, washing machines, a separate bedroom per person, and off-street parking at most properties. We manage every one of them ourselves.
Two properties sit in Newcastle upon Tyne itself, both in NE4 within two miles of the Royal Victoria Infirmary and Newcastle Helix. Four more sit across Tyneside — Gateshead, Low Fell, Whitley Bay and Seaton Valley — for teams working the A19, the Tyne Tunnel or the coast. Every drive time on this page is measured from a real front door.
Most contractor providers in Newcastle want seven nights minimum, or a month. Two of ours take a two-night booking. One contact, one invoice, same-working-day response.
What is contractor accommodation in Newcastle? Contractor accommodation in Newcastle is a managed residential property — a whole house or self-contained flat — booked exclusively for a working team on a project in the area, rather than individual hotel rooms. The team gets the full property: kitchen, washing machine, parking and a separate bedroom each. Stayful manages six properties across Newcastle and Tyneside directly, from £89 per night for a four-bedroom house in Newcastle NE4. Source basis: Stayful live booking system, rates checked across twelve weekly windows, August 2026. Full rates, cleaning charges and per-person figures are in the table below.
Site postcode, headcount, start date, length of stay. Two minutes.
Or call 0113 479 0251 — we answer during working hours.
Nobody else in the Newcastle market publishes this. Every figure below is a real rate pulled from our booking system, not an estimate. Bills, wi-fi and linen are inside the nightly rate. The cleaning charge is a one-off, so it gets cheaper per night the longer you stay — which is why the seven-night total matters more than the headline.
Lowest rate found in each property across twelve weekly windows, checked August 2026. Includes gas, electricity, water, council tax, wi-fi and hotel-quality linen. Rates are dynamic and move with demand — the figures above are the floor, not a fixed price. Send your dates for the exact quote.
Contractor accommodation is budgeted per person per night. Anyone pricing contractors accommodation in Newcastle is working to a fixed figure per head, so this is the number that actually decides the booking. Here is the four-bedroom Newcastle house at its lowest seven-night rate across realistic team sizes, with cleaning spread over the seven nights so it is the genuine all-in cost per person.
Based on £624 rent plus £168 cleaning for seven nights in the four-bedroom Newcastle NE4 house, the lowest rate available in the twelve weeks checked. Hotel comparison assumes £80 to £95 per room per night for a Newcastle city-centre standard room mid-week, room-only. Every team member gets their own bed — we confirm the exact bedroom and bed configuration for your headcount when you enquire, before you commit to anything.
A seven-night booking attracts a 10 percent discount. A twenty-eight night booking attracts 20 to 30 percent depending on the property, and the one-off cleaning charge is spread across four times as many nights instead of one week.
On the Low Fell flat that monthly discount is 30 percent — the largest in our Tyneside inventory. On a genuinely long programme it is worth asking us to price the whole duration up front rather than rolling weekly bookings, because the discount applies to the booking length, not to how long you have been with us.
Our two four-bedroom houses each take a team in a single property with everyone in their own room. For larger crews we combine properties — the Newcastle and Gateshead houses are eight minutes apart across the Tyne, so a team of ten can stay in two properties in the same corridor rather than split across three hotels on opposite sides of the city.
A crew that sleeps properly, eats properly and has somewhere decent to come back to stays focused and stays on site for the full programme.
Accommodation that does not work is not a comfort problem. No kitchen means takeaways every night and a crew running on poor food. Wi-fi that drops under load means a site manager cannot file paperwork after hours. No washing machine means someone wears dirty workwear by Thursday. Each one is small; together they cost you people mid-programme.
Construction sites with low morale carry measurably higher accident and absenteeism rates. Fatigue from a long shift plus a long commute compounds it. That is why the drive time and the kitchen matter as much as the rate.
Every property on this page is managed by Stayful directly. We are not a broker sourcing stock from other hosts on Airbnb and adding a margin, which is how most of the nationwide contractor accommodation sites in the Newcastle results actually work. That means consistent standards, a direct line to the people responsible for the property, and no middleman cut inside your quote. Stayful manages 70 properties across 45+ areas of England. Both Newcastle properties sit in NE4, west of the city centre off Westgate Road. Times below are road-routed from those front doors. The A1 western bypass is two minutes away, which is what makes the run south to Wearside quicker than the map suggests.
Road-routed distances and free-flow drive times from NE4, August 2026. Allow longer at 7am and 5pm on the A1 and the Tyne Tunnel approach. Send your site postcode and we will route it exactly.
These are not in Newcastle upon Tyne and we are not going to pretend otherwise. For some sites they are a better base than the city, and for others they are too far — here is the honest position on each.
Newcastle and Gateshead operate a Class C Clean Air Zone covering the city centre on both sides of the Tyne, including the central river crossings.
Cars are not charged. Vans and light goods vehicles are — £12.50 per day if the vehicle does not meet Euro 6 diesel or Euro 4 petrol. Buses, coaches and HGVs pay £50.
The charge is per vehicle per day, midnight to midnight, however many times you enter. Two non-compliant vans on a four-week job crossing the zone each working day is roughly £500 on top of your accommodation budget — and an unpaid charge becomes a £120 penalty per vehicle.
Worth checking your fleet against the government vehicle checker before you price the job, and worth telling us which way your crew will be driving in. Where a property sits relative to the zone boundary can change your daily running cost more than the nightly rate does, and we will tell you straight where each of ours sits.
Source basis: Newcastle City Council and Gateshead Council Clean Air Zone guidance, charges as published August 2026. Confirm your own vehicle and the current charge before travelling.
Demand across Newcastle and Tyneside runs year-round rather than seasonally, because it is driven by a mix of long-programme regeneration, offshore energy supply chain work and continuous manufacturing rather than by tourism.
Every drive time below was road-routed from our two NE4 properties in August 2026, not estimated from a map. The A1 western bypass sits two minutes away, which is what puts Washington and Wearside inside a twenty-five minute run.

Six people, seven nights, working in Newcastle. The gap is not marginal, and most of it is not the room rate — it is the bills, the parking, the kitchen and the admin that a hotel does not cover.
Typically 30 to 45 percent cheaper than hotels with all bills included, and further ahead once parking and eating out are counted. Source basis: Stayful live booking system and a Newcastle city-centre hotel rate survey, August 2026.

"Had a great stay at the property for work in Newcastle. Just out of the way enough to relax near the sea. Then 20 mins drive into the centre of Newcastle for work."
Neil — November 2024 · coastal Tyneside flat
"Great value stay in a good quiet location to access Newcastle centre and offered exactly what we needed. Really responsive hosts."
Mark — November 2024
"Very comfortable apartment and ideal for our group. Great for trade workers."

Deposit: £200, fully refundable once the stay ends with no damages.
Cancellation: our terms mirror the policy applied to the same property on Airbnb, so booking direct does not put you in a worse position than booking through the platform.
Minimum stay: two nights on the Newcastle and Gateshead houses. The two-bedroom flats run from three to five nights, and rise to fourteen nights in some autumn windows. We tell you the minimum for your dates when we quote.
Extensions: most requests are handled the same working day. We cannot promise the same property is free beyond your original dates — availability across Tyneside is genuinely tight and three of our six properties are fully booked through to November. What we can do is move you inside the same corridor rather than making you rebook from scratch.
Parking for two vans. A ground floor bedroom. Pet friendly. Monday to Friday only. Six separate rooms rather than four. We have properties across the portfolio that cover all of these — but what is free on your dates depends on the dates, and Tyneside is busy. Send the requirements and we will tell you exactly what we can do, or tell you honestly if we cannot and where else in the North East would work.
From £19 per person per night for six people in our four-bedroom Newcastle house — £792 for seven nights, which is £624 rent plus a one-off £168 cleaning charge. A team of four in the same house works out at £29 each per night. Bills, wi-fi and linen are inside the rate. Rates are dynamic, so those are the lowest figures we found across twelve weekly windows in August 2026 rather than a fixed price. Send your dates and headcount for the exact quote.
Five of our six Tyneside properties have free off-street parking on the premises. One — the four-bedroom flat near St James' Park — has street parking only, so if you are bringing liveried vans with tools in them, tell us and we will put you in one of the off-street properties instead. We will not put a van full of kit on a city street and let you find out on arrival. Confirm how many vehicles you are bringing when you enquire and we will tell you exactly what each property takes.
Only if your vehicle is non-compliant. Newcastle and Gateshead run a Class C Clean Air Zone over the city centre and the central river crossings. Cars are exempt. Non-compliant vans and light goods vehicles pay £12.50 a day, and buses, coaches and HGVs pay £50. The charge is per vehicle per day however many times you cross. Check your fleet on the government vehicle checker before you price the job — two older vans on a four-week programme is around £500. Tell us your route and we will tell you where each property sits relative to the boundary.
Yes. Port of Tyne at North Shields is 18 minutes from our Newcastle NE4 houses and 14 minutes from our Whitley Bay flat. Nissan Sunderland is 23 minutes from NE4 and 19 from our Gateshead house, with IAMP at Washington 17 and 13 minutes respectively. Those are road-routed free-flow times measured in August 2026. Send the site postcode and we will route it exactly and tell you which property is the shortest run at shift change.
Two nights on the four-bedroom Newcastle and Gateshead houses. The two-bedroom flats sit between three and five nights depending on the date, and rise to a fourteen-night minimum in some autumn windows. That two-night floor is unusual — most contractor accommodation providers covering Newcastle want seven nights minimum and several want a full month, so if you have a short gap in the programme to cover it is worth asking us.
Most extension requests are handled the same working day. We will not promise the same property is free beyond your original dates, because Tyneside availability is genuinely tight and three of our six properties are booked solid through to November. What we will do is find you something in the same corridor so the crew is not relocating across the city, and we will not make you rebook from scratch or re-pay a deposit.
Yes, and they are worth structuring the booking around. Seven nights attracts 10 percent off. Twenty-eight nights attracts 20 to 30 percent depending on the property — the Low Fell flat carries the full 30. The one-off cleaning charge also spreads across four times as many nights. The discount is set by the length of the booking, not by how long you have been a customer, so book the full programme in one go rather than rolling weekly bookings and tell us the real end date.
Yes. We invoice the company with your PO number on the invoice, and 30-day terms are available for approved accounts. One invoice covering the full team stay — not a receipt per person per night, not a separate charge each week. Tell us at enquiry stage that you need company invoicing and a PO reference and we set it up from the start rather than retrofitting it at month end.
Gas, electricity, water and council tax are all inside the nightly rate, along with wi-fi, hotel-quality linen, a fully equipped kitchen, a washing machine and a dishwasher. Off-street parking is included where the property has it. Charged separately: the one-off cleaning fee, which runs £70 to £170 depending on the property and is shown per property in the rate table, and the £200 refundable damage deposit.
Both of our Newcastle NE4 properties are close to both. The Royal Victoria Infirmary is 1.4 miles and about 5 minutes; Freeman Hospital is 3.8 miles and about 11 minutes. We house locum consultants, agency nursing staff, healthcare IT contractors and medical equipment installation crews on placement. Self check-in matters here — arriving at 2am off a late shift needs a key, not a reception desk — and the kitchen is open whenever the shift pattern says it is.
Usually, subject to availability. Plenty of the crews we house work away in the week and go home at weekends, and the two-night minimum on the two larger houses makes a Monday-to-Friday pattern straightforward. Weekends in Newcastle are in demand from leisure guests, so a Monday-to-Friday booking is often easier to place than a full week. Confirm the pattern at enquiry and we will give you the per-night figure for it.
Two of the six are, both in NE4 west of the city centre. The other four are across Tyneside — Gateshead, Low Fell, Whitley Bay and Seaton Valley — between 8 and 22 minutes from the city centre. We say which is which rather than describing everything as Newcastle, because a crew booked into Whitley Bay expecting a five-minute run to the Helix would have a bad first morning. For some sites the outer properties are the better base; the section above sets out which.
