Why the accommodation is a programme decision, not a welfare one

A crew that sleeps properly, eats properly and has somewhere decent to come back to stays focused and stays on site for the full programme.

Accommodation that does not work is not a comfort problem. No kitchen means takeaways every night and a crew running on poor food. Wi-fi that drops under load means a site manager cannot file paperwork after hours. No washing machine means someone wears dirty workwear by Thursday. Each one is small; together they cost you people mid-programme.

Construction sites with low morale carry measurably higher accident and absenteeism rates. Fatigue from a long shift plus a long commute compounds it. That is why the drive time and the kitchen matter as much as the rate.

The four Tyneside properties, and when each one is the right base

These are not in Newcastle upon Tyne and we are not going to pretend otherwise. For some sites they are a better base than the city, and for others they are too far — here is the honest position on each.

Where each property makes sense
Gateshead NE8 — four bedrooms, off-street parking. Seven minutes to Gateshead Quays, thirteen to IAMP, nineteen to Nissan. The strongest base on our list for anything on the south bank or down the A1 toward Washington and Wearside. Two-night minimum.
Low Fell NE9 — two bedrooms, off-street parking. Eleven minutes to IAMP, sixteen to Nissan, and the deepest long-stay discount we have at 30 percent monthly. Best value on the list for a small team on a long Wearside programme. Note the minimum stay rises to fourteen nights from September.
Whitley Bay NE26 — two bedrooms, off-street parking. Fourteen minutes to Port of Tyne and nine to the Tyne Tunnel — the closest we have to the river mouth and the offshore energy quays. Twenty minutes back into Newcastle, so only worth it if your site is coastal.
Seaton Valley NE25 — two bedrooms, off-street parking. Eighteen minutes to Port of Tyne, fifteen to the Tyne Tunnel. Quiet residential setting north of the city for teams on the north Tyneside or Blyth corridor. Twenty-two minutes into Newcastle centre.
We also manage a three-bedroom house in Blyth, roughly fourteen miles north. That is genuinely a different town rather than a Newcastle base, but if your work is on the Northumberland coast or the Blyth energy corridor, ask us about it.

The Clean Air Zone — the Newcastle cost that catches contractors out

Newcastle and Gateshead operate a Class C Clean Air Zone covering the city centre on both sides of the Tyne, including the central river crossings.

Cars are not charged. Vans and light goods vehicles are — £12.50 per day if the vehicle does not meet Euro 6 diesel or Euro 4 petrol. Buses, coaches and HGVs pay £50.

The charge is per vehicle per day, midnight to midnight, however many times you enter. Two non-compliant vans on a four-week job crossing the zone each working day is roughly £500 on top of your accommodation budget — and an unpaid charge becomes a £120 penalty per vehicle.

Worth checking your fleet against the government vehicle checker before you price the job, and worth telling us which way your crew will be driving in. Where a property sits relative to the zone boundary can change your daily running cost more than the nightly rate does, and we will tell you straight where each of ours sits.

Gateshead Quays and Baltic Quarter — The Gateshead town centre masterplan and Quayside West redevelopment keep sustained construction activity on the south bank, with multiple principal contractors running concurrently. 8 minutes from NE4, 7 from the Gateshead house.
Newcastle Helix — The 24-acre science and technology quarter on the former brewery site, running as a phased programme with construction, fit-out and technical installation teams rotating through. 4 minutes from our NE4 houses, the closest major site to them.
Dogger Bank and the offshore wind supply chain — Tyneside is a staging and mobilisation point for North Sea offshore wind, with installation and maintenance crews working out of the river and the coast. Our Whitley Bay and Seaton Valley flats sit closest to that corridor.
Freeman Hospital and the Royal Victoria Infirmary — Locum consultants, agency nursing staff, healthcare IT contractors and medical equipment installation crews on placement. The RVI is 5 minutes from our NE4 houses and the Freeman 11. Self check-in and a kitchen open at any hour suit shift patterns that a hotel breakfast window does not.

Deposit: £200, fully refundable once the stay ends with no damages.

Cancellation: our terms mirror the policy applied to the same property on Airbnb, so booking direct does not put you in a worse position than booking through the platform.

Minimum stay: two nights on the Newcastle and Gateshead houses. The two-bedroom flats run from three to five nights, and rise to fourteen nights in some autumn windows. We tell you the minimum for your dates when we quote.
