Two things to note before you budget from it.
The £20 floor is a real, currently bookable figure — our three-bedroom Redcar house, read from the live booking system in August 2026, works out at that per person on a full crew. It is not a headline rate we cannot honour. What we cannot promise is that the property sitting at the floor of the range is the one nearest your site.
The occupancy column is separate beds, not maximum occupancy. Teesside listings routinely advertise a two-bedroom house as sleeping seven by counting sofa beds. A crew of seven cannot sleep in a two-bed house without people sharing, so we do not quote it that way and we have capped every row at two per bedroom.
Longer bookings come down. A four-week placement prices meaningfully below a four-night one — send the dates and we will quote both.
Start with the mistake, because it is on a lot of accommodation pages about this town.
The SSI steelworks closed in 2015. Any page still listing it as a Middlesbrough employer was written from an old brief. And the site that replaced it is now widely miswritten in the other direction: the SeAH Wind monopile factory at Teesworks is finished and operational, not under construction. Its build phase is over. Quoting it as live construction demand is the same error one step along.
What is genuinely under construction is the carbon capture cluster.
Net Zero Teesside Power and the Northern Endurance Partnership are in active construction on the south bank, with the onshore consortium led by Technip Energies alongside GE Vernova and construction partner Balfour Beatty, working out of the Wilton Centre. Balfour Beatty has engaged more than 140 UK suppliers and expects around 1,500 people on site at peak.
The first major equipment delivery for NZT Power landed at Redcar Bulk Terminal in April 2026 and activity has been accelerating since. That is a named contractor on a named programme with a peak headcount, twelve minutes from central Middlesbrough, and it is live as you read this.
Wilton International is the other sustained driver and the one that never shows up in the announcements. It is a working chemical and process cluster eleven minutes away, and process plant runs on shutdowns and turnarounds — short, intense, heavily manned windows that need thirty beds for three weeks and then none. The same pattern runs at Seal Sands, sixteen minutes north, and the Billingham complex, six minutes out.
Closer in, TeesAMP on Cargo Fleet Lane is a purpose-built advanced manufacturing park three minutes from the centre, and Riverside Park is the town's main industrial estate at six minutes. Both generate fit-out, plant installation and maintenance work rather than headline megaproject demand, which is exactly the sort of two-to-six-person booking a hotel handles badly.
Teesside University sits in the town centre and runs a continuous estates and refurbishment programme. And James Cook University Hospital, seven minutes south, is the major trauma centre for the whole region — which means locum consultants, agency nursing, medical equipment installation crews and FM contractors on rotation all year.
The through-line: Middlesbrough is the geographic middle of Teesside. It is the one base that reaches both banks of the Tees inside twenty minutes.
The rate is what you pay. There is no cleaning fee bolted on at the end and no utility reconciliation three months later.
That last one is the honest bit. Some Teesside terraced streets are permit-only and a crew arriving with three vans needs to know that on the Friday, not on the Monday.
Middlesbrough housing stock suits a working crew better than its hotel stock does.
The town is mostly Victorian terraces and interwar semis in Linthorpe, Acklam and Ormesby, with three and four bedrooms as the norm. That means a crew of five or six goes into one building with a kitchen, a washing machine and somewhere to sit, rather than into six rooms spread over three floors of a budget hotel with nowhere to eat together.

Routed August 2026 on typical conditions. The A66 through the middle of town at 8am is slower than these figures and the A19 north at half six is quicker. On the hospital row, note that James Cook at seven minutes is comfortably the nearer of the two acute sites — North Tees is double the run.
Two things stand out. The heavy industrial work sits east and north — Wilton, Seal Sands and the Teesworks south bank all between eleven and sixteen minutes, out along the A66 and A1085. And nothing that matters is far: every major Teesside employment site, both acute hospitals and all five of our own houses sit inside a seventeen-minute radius of the town centre. That is the argument for a Middlesbrough base rather than a Redcar or Stockton one.
There is no property carousel on this page. That is deliberate.

The private-room row goes to the hotel and we have left it in. Six people in a four-bedroom house means some of them share a room, even though everyone gets their own bed. If a room each genuinely matters — night shift alongside days, or a supervisor who needs to take calls — tell us and we will price ensuite or larger stock instead of pretending the house wins every row.

Off-street parking for two liveried vans carrying tools overnight. A bedroom each rather than a bed each. A second bathroom for six people all leaving at half six for a Wilton gate time. Ten beds from the same Sunday within fifteen minutes of the south bank. Night-shift arrivals at 2am off a commissioning rota. A ground-floor bedroom. EV charging. Monday to Friday only, with the property released at weekends. Tell us the requirement and the budget you have to work to, and we come back the same working day with what we can put together across Teesside, or tell you honestly that your number will not buy it here. Because Middlesbrough itself is a sourcing market for us rather than an owned one, the answer depends more on the brief than it would in Darlington — which is exactly why it is worth sending it.
