1. Application / Property Approval
After completing the FREE Airbnb accommodation valuation form, we’ll assess your application and conduct some property research in Manchester to offer a prompt property estimate.

Subsequently, we’ll contact you with potential monthly Airbnb earnings for your property and work to schedule a viewing as soon as possible.

2. Agreement / Viewing
After inspecting your property and mutually agreeing on its condition and our partnership, we will dispatch our management contract.

This comprehensive contract encompasses our management terms, fee structure, and pre-agreed plans for property work we’ll undertake on your behalf.

We maintain flexibility in our terms and encourage landlords to share their suggestions.

3. Contract Signed / Onboarding
After reviewing the management contract, signing the agreement, and confirming your readiness to proceed, we initiate the onboarding process.

Our onboarding phase encompasses collecting essential property details , optimising it for short-term rentals, and ensuring full legal compliance. Once onboarding concludes, we commence property marketing and secure your initial bookings!

We use booking.com, Airbnb, VRBO, Google & direct, we have an aim of increasing our direct bookings to 40%, giving us more control and profit for our customers.

Maximising your rental income is our top priority. Our team has crafted a comprehensive pricing strategy that takes into account factors such as city-wide occupancy rates, travel trends, property location, events, seasonality, competitor pricing, and more. With our expertise, you can be confident that your rental property will generate the highest possible revenue throughout the year.

There are no fees to join us; however, we do have an onboarding form we need to fill out. If you would prefer us to fill this out, we will require a chargeable site visit. Get in touch for an exact price.

We charge 15% of gross bookings for management and a fixed charge of £42 PM.

We understand that ensuring the safety of your property is a top priority. That’s why we have strict processes in place to thoroughly vet our guests before they stay at your property. We always take a damage deposit and ask for ID for each guest who stays. Additionally, we have 24/7 guest support to handle any issues that may arise during a guest’s stay. With our thorough guest screening and safety measures in place, you can trust us to keep your property secure.

This is very rare to ever happen as guests like this are normally turned away before staying, asking for security ID and a damage deposit detracts behaviour like this, in the event it does happen, we have a process in place that can prove the guest did damage or steal during their stay and which guests are penalised through the online booking platform.
