Stayful manages two whole houses in Hull available to contractor crews, both off Newland Avenue: a four-bedroom and a three-bedroom.
Ten minutes from the Siemens Gamesa blade factory at Alexandra Dock. From £13 per person per night, bills included.
This page is written for the site manager, site agent, project manager or office manager housing a crew in Hull — on the Alexandra Dock wind cluster, at Saltend Chemicals Park, on the Humber Freeport works, or at Hull Royal Infirmary.
The honest version: fourteen separate beds across two houses under a mile apart, one bathroom in each. Enough for a crew of eight under one roof. Not enough for forty.
We manage a two-bedroom flat in the city centre as well, but it is on a long let and not available for short bookings — so every rate on this page is for the two houses.
Below are the real per-person rates, drive times to every major site, what a two-night minimum means when a contract lands on a Friday, and exactly what we can and cannot do about van parking.
Contractor accommodation in Hull — the short answer
Contractor accommodation in Hull means a whole furnished house let to a working crew rather than hotel rooms — kitchen, washing machine, separate beds, bills included. Stayful's three-bedroom house off Newland Avenue starts at £74 a night, which is £15 per person per night for six in separate beds. The four-bedroom house comes in lower. Full rates and drive times follow.

From £13 per person per night for eight people in the four-bedroom house off Newland Avenue. That figure is all-in: rent, the one-off cleaning fee spread across a seven-night stay, gas, electricity, water, wifi and linen. Source basis: live Stayful booking rates read across twelve consecutive weekly windows, August 2026.
| Property type | Sleeps (separate beds) | From, per night | From, pppn all-in | Minimum stay |
|---|---|---|---|---|
| Whole house (4 bed), Newland Avenue | 8 | £77 | £13 | 4–7 nights |
| Whole house (3 bed), Newland Avenue | 6 | £74 | £15 | 2 nights |
| Both houses together | 14 | £151 | £14 | 4–7 nights |
Rates as of August 2026, and they move with the date — a quiet week in late September prices differently from the first week of October.
The minimum stay at the four-bedroom house moves with the date too: four nights on some weeks, seven on others. The three-bedroom house takes two nights throughout.
The pppn figure divides the whole-property rate by beds a contractor can actually sleep in on his own, never by a maximum occupancy that counts a sofa.
Longer bookings come down: 10% off at seven nights, 20% off at a month, applied automatically.
One-off cleaning fee per booking, already inside the pppn column above: £140 for the four-bed and £110 for the three-bed.
Each house has one bathroom. For eight people leaving at the same time that is worth knowing before you book, not after — if your crew needs a second bathroom, say so and we will tell you honestly whether we can cover it.
Is contractor accommodation cheaper than a hotel?
Yes, for a crew. A whole house works out 30 to 45 percent cheaper than the equivalent hotel rooms, all bills included, because you are paying one property rate rather than eight room rates and nobody is charging you for parking or breakfast. The gap widens the longer the job runs.
What is contractor accommodation?
Contractor accommodation is a furnished residential property, usually a whole house, let to a working team for the length of a job rather than to tourists for a weekend. It has a kitchen, a washing machine, parking and a separate bed for each person, and the bills sit inside the rate. In Hull that means a house — not a hotel room, and not a rented room in someone else's HMO.
Bookers reach this page having searched half a dozen different ways.
Some search contractor accommodation Hull. Some search contractors accommodation Hull. Others look for Hull serviced apartments, or serviced accommodation Hull, and plenty of the crews themselves just call it digs.
All of it describes the same purchase: a whole property, booked for a team, priced by the night rather than by the room.
Two things it is not. It is not on-site accommodation — no site cabins or welfare units here, just ordinary houses off Newland Avenue. And it is not a room in a shared HMO where another landlord's tenants hold keys to the same front door, which is how a good part of the Hull market operates. Here you get the whole building, and nobody outside your booking has access.
A tumble dryer and a dishwasher are both fitted at the three-bedroom house. Ask which house you are being quoted if either matters to the crew.
Batch cook on a Sunday and eat properly all week. Wash a full week of workwear without finding a launderette. After ten hours on site that is the difference between a house and a hotel room.
Two minutes. A postcode and a number of beds is enough to start.
What is genuinely free on your dates, a fixed quote, and an honest answer if we cannot cover it.
£200, fully refundable after the stay. We can invoice the company against your PO instead of taking a card.
Access codes sent ahead. No key handover to arrange, no one to meet.
Send the dates even if the job is not signed off yet — we will hold a quote so you can put a real number in the tender.
Eight people fit in the four-bedroom house — four rooms, twin-configured, everyone with their own bed.
Fourteen fit across both Newland Avenue houses, which sit under a mile apart in the same postcode district. Same street network, same shops, same drive to site.
Beyond fourteen in Hull we would be honest and tell you so, rather than take the booking and scatter the crew. Every competitor in this city takes a minimum of seven nights to a full month; we will take a crew for two nights on the three-bed, which is what a Friday bid win and a Monday start actually needs.
A crew that sleeps properly, eats properly and has somewhere decent to come back to stays on site and finishes on programme. That is not a welfare argument. It is a project delivery argument.
Workers on different shifts and different start times need a door they can close. One bathroom for eight is the honest constraint on the four-bed; a well laid-out house and a 6am rota is how crews have made it work.
Stayful manages all three of its Hull properties directly — the two houses on this page, plus a city-centre flat currently on a long let. Source basis: 70 properties under management across 45+ areas of England, 10,000+ nights hosted, as of August 2026. Every other contractor accommodation provider ranking for Hull is a broker or a sourcing network placing you into someone else's stock — which means no consistent standard and a middleman margin inside your quote. When something breaks here, you ring the people responsible for the property.
Both Newland Avenue houses sit north-west of the centre, off the A1079 and within reach of the A63 without crossing the city.

The Humber crossing is the thing to plan around: Humber Freeport work on the south bank is a 44-minute run each way, so for an Immingham or Grimsby contract a base on that side of the estuary usually beats a Hull base. We will say so rather than sell you the wrong house.
Named sites for the record: Siemens Gamesa at Alexandra Dock and Saltend Chemicals Park at Hedon.
A whole house works out 30 to 45 percent cheaper than the equivalent hotel rooms, all bills included. The saving is not a discount we are choosing to give — it is what happens when you stop paying eight separate room rates.

4.6 out of 5 from 21 Google reviews
Source basis: Google Business Profile reviews for Stayful, as of August 2026. The Airbnb category ratings shown here are separate platform scores and are labelled as such.
Source basis: Airbnb guest reviews of the four-bedroom Stayful house off Newland Avenue, Hull — 38 reviews as of August 2026. Location also rates 4.8. These are ratings for this specific house, not a portfolio average.
Abigail, December 2025 — rated the location for the lads working Hull, called the hosts friendly and helpful, and said she would rebook.
Carolyn, October 2025 — her group needed single beds rather than doubles, and having two rooms configured as twins made it work. Clean, tidy, comfortable, good value.
Samantha, February 2026 — practical and comfortable, easy to park outside, and quiet despite sitting off a busy high street. Everything she needed was inside a 15 to 20 minute drive.
We publish the 4.7 for cleanliness rather than hide it. It comes from a small number of reviews flagging dust and an untidy back yard, both of which were dealt with inside a day when raised. That is the pattern we would rather you judge us on than a rounded-up number.
Parking that fits two vans. A second bathroom. A ground floor bedroom. Monday to Friday only. Fourteen beds from the same Sunday. We have properties across 45+ areas of England covering all of these — but what is available in Hull on your dates depends on the dates, and right now neither Hull house will take a van on the drive. Send us the requirement and we will tell you exactly what we can do, put you in front of an operator who can cover what we cannot, or tell you honestly that this is not the city for it.
From £13 per person per night for eight people in the four-bedroom house off Newland Avenue, all in — rent, the one-off cleaning fee spread over a seven-night stay, gas, electricity, water, wifi and linen. The three-bedroom house is from £15 pppn for six. Rates as of August 2026 and they move with the date.
Off-street parking at the Newland Avenue three-bed, and free street parking at both — but be straight with us if the crew is arriving in vans, because none of the current Hull houses will take a Transit on the drive. Tell us on the enquiry and we will either confirm what the property does take, or put you in front of an operator who can house the vans. We would rather tell you that now than at 6am on day one.
Ten minutes, 3.9 miles by road from both Newland Avenue houses. The Port of Hull and King George Dock are 15 minutes at 5.1 miles, and Saltend Chemicals Park at Hedon is 18 minutes at 7.1 miles. Road-routed and measured in August 2026 — allow longer at shift change on the A63.
Up to eight, in the four-bedroom house, four rooms twin-configured with a separate bed for everyone. Fourteen fit across both Newland Avenue houses, which are under a mile apart in the same postcode district. Above fourteen we will tell you Hull is not deep enough rather than scatter the crew across the city.
Included: gas, electricity, water, fast wifi, hotel-quality linen and towels, a fully equipped kitchen, a washing machine, a separate bed each and self check-in from 3pm. Not included: the one-off cleaning fee of £110 or £140 depending on the house, the £200 refundable damage deposit, van parking, and pets or smoking, which are not permitted at either.
Two nights at the three-bedroom house, and four to seven at the four-bedroom house depending on the date. That matters here: every other contractor accommodation provider in Hull requires between seven nights and a full month, so a bid won on Friday with a Monday start has almost nowhere else to go.
Yes. One invoice for the whole team with your PO number on it, and 30-day terms for approved accounts. If finance would rather not put a card through for the deposit, we can put that on the invoice too. One email in, one invoice out, matched to the PO at month end.
Usually, and in the same house — same keys, same crew, no rebooking from scratch. We cannot guarantee a specific property will still be free, because someone else may already have those dates. Tell us as soon as the programme slips rather than in the last week and the odds are much better.
Neither. These are ordinary residential houses off Newland Avenue, booked whole and exclusively for your crew. Nothing like a site cabin or a welfare unit, and nobody else's tenants have access during your stay. The whole property is yours for the booking.
Saltend at 18 minutes and Beverley at 16 are comfortable from the Newland Avenue houses. Immingham and Grimsby are 44 minutes each way over the Humber Bridge, and Goole is 42 — workable, but for a long contract on the south bank a base that side of the estuary usually beats a Hull one. Ask and we will say which we think it is.
We answer calls during working hours. Site managers ring rather than fill in forms, and that is fine.
