Two things to note before you budget from it.
The £30 floor is anchored to a real, currently advertised Swindon price — a three-bedroom house in SN1 sleeping five, listed at £150 a night by a national contractor accommodation broker in August 2026. We are not undercutting that on paper; we are saying that is what the market genuinely is here.
The occupancy column is separate beds, not maximum occupancy. Swindon listings routinely advertise "sleeps 8" on a three-bedroom house by counting sofa beds. A crew of eight cannot sleep in a three-bed house without two of them sharing, so we do not quote it that way.
Longer bookings come down. A four-week placement prices meaningfully below a four-night one, because the operator is not turning the property over every weekend — send the dates and we will quote both.
Start with the mistake, because it is on a lot of accommodation pages about this town.
Honda has gone. The Swindon car plant closed in 2021 with the loss of around 3,500 jobs, and any page still listing Honda as a Swindon employer was written from an old brief. What matters is what replaced it, and what replaced it is bigger.
Panattoni Park Swindon occupies the 360-acre former Honda site at South Marston, beside junction 15 of the M4. It is a £915m redevelopment delivering 7.2 million sq ft across around eleven buildings, with roughly £300m spent and about 1.5 million sq ft already built — a 545,000 sq ft unit completed in February 2026 and a 915,000 sq ft unit delivered by McLaren Construction to a BREEAM Outstanding rating.
The part that matters to a site manager booking beds is the current programme, not the finished sheds.
Winvic Construction started a 43-week programme on site on 27 July 2026, building Units 8a, 11 and 12 on the eastern edge nearest South Marston. That work runs through to roughly the end of May 2027.
That is a named contractor on a named programme with a start date, thirteen minutes from central Swindon, and it is live as you read this.
New Eastern Villages is the other sustained driver — 8,000 homes across 724 hectares east of the A419, one of the largest greenfield schemes in the country. Vistry is building 2,500 of them at Lotmead with around £60m of planning obligations, and the council has put roughly £100m into junction and link-road capacity to unlock it. Housebuilding at that scale means groundworkers, bricklayers, roofers and M&E crews on rotation for years, not a single peak.
nLighten is investing up to £10m upgrading its data centre at South Marston Industrial Estate — power, security and connectivity works of exactly the kind that bring in specialist M&E and commissioning teams for short, intense stays.
Two more worth naming, and one worth being careful about.
Nationwide Building Society has its head office at Nationwide House on Pipers Way, eight minutes out — the world's largest building society, with the fit-out, facilities and IT contractor demand that a head office of that size generates. Great Western Hospital on Marlborough Road completed a £33.5m urgent and emergency care development that won a local building excellence award in October 2025, and continues to bring in estates contractors alongside locums and agency clinical staff.
On rail, be sceptical of anything that trades on the Swindon Works name.
The GWR works are heritage and the Great Western electrification programme reached Swindon back in 2018 with its main construction long finished. What is genuinely live is Network Rail's £10m Electrification Training Centre in the town, which brings rail staff in on courses, plus routine renewals and possession work on the Great Western Main Line through Swindon. Real demand, but a different shape and a smaller one.
One on the horizon rather than on site: Lime Down Solar Park, the 1,850-acre Wiltshire scheme with a 22km grid connection route to Melksham and associated substations and battery storage, was still in DCO examination as of July 2026. If it is consented it will need cable-route and substation crews across north Wiltshire. It is not building yet, and we are not going to imply it is.
The rate is what you pay. There is no cleaning fee bolted on at the end and no utility reconciliation three months later.
That last one needs saying properly rather than buried in a list.
We have no Swindon house of our own, so we cannot tell you from memory that the property you end up in has a driveway for two liveried vans. What we can do is make it a condition of the search. Tell us how many vans and whether they carry tools overnight, and we will only put forward properties where off-street parking is confirmed — or say honestly that at your budget in Swindon it is street parking and let you decide.
Most worker accommodation in Swindon is ordinary suburban family housing, which is good news for a crew.
Three and four-bedroom semis and detached houses are the norm, which means a crew of five or six goes into one building with a kitchen and a garden rather than into six separate hotel rooms on three floors. A crew that sleeps properly, eats a real meal and gets its workwear washed turns up fit for a ten-hour shift and stays for the full job. The hospital row deserves a sentence, because the obvious assumption is right for once and it is worth having the numbers.
Great Western Hospital is ten minutes from the town centre. Royal United Hospital in Bath is fifty minutes and the John Radcliffe in Oxford fifty-six — we routed all three rather than assuming. So for a locum, an agency nurse or a medical equipment installation crew working at Great Western, a Swindon base saves roughly forty minutes each way against basing in Bath or Oxford, and adds a kitchen and a washing machine.
One honest note on the times. These are free-flow routings, so at 7am on the A419 heading for South Marston, add a few minutes.
Two things stand out. The heavy work is clustered tightly to the east and north-east — Panattoni Park, the nLighten data centre and the New Eastern Villages all sit within twelve to thirteen minutes of the town centre, along the A419. And Swindon is compact: nothing in the borough is more than about seventeen minutes away, which is not something you can say about a base in a big city.
A Swindon base covers the M4 corridor work and the eastern construction cluster comfortably. What it does not cover is Bristol, which is forty minutes west down the M4 — if that is where your job actually is, our Bristol page is the honest answer instead of this one.

The row we have not fudged is the private room.
A hotel gives every person their own room and their own bathroom, every time. A whole house guarantees a bed each and usually a room each, but on a three-bedroom house with five beds, two people share a room. If a bedroom each is non-negotiable for your crew — and on a long placement with mixed shifts it sometimes should be — say so up front. It costs more per head and we would rather quote it properly than have you find out on arrival day.
Where the house wins is everything around the bed: a kitchen instead of a takeaway every night, a washing machine instead of a launderette, parking that is not £15 a day, and one invoice instead of six folios to reconcile at month end.
Projects move. Every booker reading this has been burned by a non-refundable hotel block.
The deposit is £200, fully refundable after the stay. Cancellation terms mirror the policy applied to the same property on the platform it is listed on, so you are not signing up to something worse for booking direct — and on a sourced Swindon property we will put the exact terms in writing in the quote before you commit.
On extensions, we will be straight: a four-week job becoming six is normal and we will extend the same property wherever it is free, but on a sourced property we cannot promise it in advance.
