We house working teams in Bristol in whole residential properties — not hotel rooms, not shared houses with other tenants, not site cabins.
If you are pricing contractor accommodation in Bristol for a crew on the Aviva Arena build at Filton, a fit-out team in Temple Quarter, or an engineering contract at Airbus, Rolls-Royce or MOD Abbey Wood, this page gives you the per-person numbers and how the process works.
Bristol has a particular problem for anyone housing a crew. The accommodation market here is built around city-centre serviced apartments, and three or four established operators hold most of that stock as one and two-bedroom flats priced for a single business traveller.
That works for one project engineer. It does not house six tradesmen who each need their own bed, a kitchen and somewhere to put a van.
Bristol also runs the opposite way to most cities we cover. More people arrive on this page looking for business accommodation Bristol and professional accommodation Bristol than for contractor terms — which fits a city whose largest employers are aerospace, defence and professional services rather than heavy construction alone. So we price for both: whole houses for crews, single flats for one person on assignment.
Whatever you call it — contractor stays, workers accommodation Bristol, contractor digs or self-catering accommodation for contractors — it is the same purchase: a furnished property, priced by the night, with the bills in the rate.
We are actively placing contractor accommodation, contractors accommodation and business accommodation across Bristol, South Gloucestershire, North Somerset and the wider M4 and M5 corridor. Send us the site postcode, the headcount and the start date.
What is contractor accommodation in Bristol?
Contractor accommodation in Bristol is whole residential property — typically a house sleeping six to eight in separate beds — arranged for working crews on project terms. Bristol sources from £38 per person per night, bills included, typically 30 to 45 percent less per person than hotel rooms for the same crew. Source basis: Stayful and partner operator sourcing range across Bristol and the West of England, August 2026.
We manage a four-bedroom house at Kingswood in east Bristol. It is booked solid to the end of September, so you will not find a card for it further down this page — we do not advertise property you cannot actually book. Everything else in Bristol we source to brief, from property we manage and from West of England operators we work with and vet. Whole houses source from £38 per person per night, bills and wifi included; a one or two-bedroom flat for a business stay from £95 per night. Send the site postcode, headcount and start date and we confirm what we can place, or tell you straight if we cannot.

We come back the same working day with what we can put together and a fixed quote. Whole houses for the crew or a flat for one, bills, wifi and linen in the rate, a separate bed for everyone. Minimum stay is confirmed per property when we quote — there is no fixed seven-night rule. If we cannot cover it ourselves we will say so and tell you who can.
Or browse the properties we have live nowHow much does contractor accommodation cost per person per night in Bristol?
From £38 per person per night for a crew of six to eight in a whole house, bills included. Larger crews and longer programmes sit at the bottom of the £38 to £50 range; short notice and central Bristol at the top. Source basis: rates Stayful and its partner operators can currently source across Bristol and the West of England, August 2026.
| Property type | Sleeps (separate beds) | From, all-in | Minimum stay |
|---|---|---|---|
| Whole house, sourced to your site | 6–8 | £38–50 pppnBedminster, Brislington, Kingswood, Patchway | From 2 nights |
| Whole house, larger crew or longer programme | 8–16 across two houses | £38 pppnTwo houses briefed close together | From 7 nights |
| 1–2 bed flat, business or professional stay | 1–2 in separate rooms | From £95Per property, per night | From 2 nights |
Rates as of August 2026, and they move with the date and the location — a house at Kingswood or Patchway prices differently from one inside the centre.
The pppn figure divides the whole-property rate by beds a contractor can actually sleep in on his own, never by a maximum occupancy that counts a sofa.
That is worth knowing when you compare quotes. An operator advertising a Bristol five-bedroom at £27 per person per night is putting ten people into five bedrooms — two to a room. The same house on our basis is £54, because we quote five people in five beds.
If you are happy for the crew to double up we will tell you exactly what that saves. What we will not do is publish the lower number and let you discover the twin beds on arrival day.
The £38 to £50 range is a sourcing indication, not a fixed price list. Send us the site, the headcount and the budget you have to work to and we come back with a fixed quote the same working day — or tell you honestly that your number will not buy it in Bristol.
Longer bookings come down. Weekly and monthly rates sit materially below the nightly figure, and a six-week programme prices better per night than a four-night stay.
Is contractor accommodation cheaper than a hotel in Bristol?
Yes, for a crew. Bristol city-centre hotel rooms run roughly £95 to £150 a night before parking or breakfast. A whole house at £38 to £50 per person per night, bills included, puts a crew of six well below six room rates — typically 30 to 45 percent less once parking, kitchen and laundry are counted.
Do you do business accommodation in Bristol for one person?
Yes. A one or two-bedroom flat sourced to brief, from £95 per property per night with bills, wifi and linen included. It suits a project engineer, consultant, inspector or supervisor on a multi-week assignment, where a hotel room for six weeks costs more and gives you no kitchen.
Bristol is unusual among the cities we cover. Its largest employers are aerospace, defence and professional services — Airbus and Rolls-Royce at Filton, MOD Abbey Wood at Stoke Gifford, and the professional-services cluster around Temple Quarter and the harbourside.
That produces a steady flow of individuals on assignment rather than only crews of eight, and it is why more of the demand reaching this page uses business and professional language than trade language.
For one or two people the sensible unit is a flat rather than a house, and we quote it per property per night rather than per person.
What does not change is everything that makes it better than a hotel room: bills, wifi and hotel-quality linen in the rate, a full kitchen, a washing machine, self check-in, and one invoice against your PO number at the end of it.
Professional short lets in Bristol are also where the serviced-apartment operators are strongest, and we will say so plainly: if you want a branded city-centre aparthotel for one night, they are a better fit than we are. Where we win is three weeks and up, a specific location near your site, and a company invoice rather than a card receipt.
Every house is fully self-catering. A real kitchen the crew can cook six dinners in, not a kettle and a microwave on a shelf. Self catering is the whole point on a six-week job — eating out every night in Bristol costs more than the accommodation does.
Van parking is the question worth asking first in Bristol, because the honest answer varies by property and the city makes it harder than most.
Bristol runs a Clean Air Zone across the centre and residents' parking schemes across most of the inner suburbs, so a liveried van full of tools parked in a central street overnight is both a charge and a risk.
That is the main reason we source outward — Kingswood, Bedminster, Brislington, Patchway, Emersons Green — rather than into the centre. On every sourced house we brief for a drive or hardstanding that takes a van properly, and we confirm it in writing in the quote before you commit.
If the crew is arriving in vans, say how many on the enquiry. It changes which properties we look at, and it is far cheaper to get right at the quoting stage than on arrival day.
Two minutes. A postcode, a number of beds and your budget per head is enough to start.
What we can put together on your dates, a fixed quote, the drive time to your site and the van parking position on that specific property, in writing.
£200, fully refundable after the stay. We can invoice the company against your PO instead of taking a card.
Access codes sent ahead. No key handover to arrange, no one to meet. Check-out 11am.
Send the dates even if the job is not signed off yet — we will hold a quote so you can put a real number in the tender.
The number that matters is beds, not heads on a listing. Here is what each size of booking actually looks like in Bristol.
Splitting a crew across three hotels because no single place had eight rooms is the problem this replaces. One address, one front door, one invoice.
Where a single house cannot take the whole team we brief two within a few minutes of each other and of your site — never one at Avonmouth and one at Brislington with the M32 between them.
Bristol's geography makes that specific. The city divides between the Filton and Avonmouth corridor in the north and west and the centre and south, and the wrong side of that divide at 7am costs your crew real time. We source to the site, not to a postcode we happen to like.
Stayful manages 70 properties across 45+ areas of England directly — including a four-bedroom house here in east Bristol. That matters for two reasons. Where the property is ours you are talking to the people responsible for it, not a middleman relaying messages to a host. And where we source from a partner operator in the West of England, we are vetting it as operators who know what a working crew actually needs, rather than forwarding whatever a listings feed returned. We will always tell you which of the two you are getting.
Kingswood sits in BS15 on the eastern edge of the city, outside the Clean Air Zone, straight onto the A420 and the ring road. It is one of the areas we source in first, and it is where our own Bristol house is.

Distances and times are road-routed from BS15, measured August 2026. A 6.30am run to Filton or Avonmouth is usually quicker than the figures above; the M32 inbound at 8am is not.
Sourced houses are matched to your site, not to this postcode. An Avonmouth or Severnside crew based at Patchway or Bradley Stoke rather than east Bristol roughly halves those two runs — and thirty minutes each way over six weeks is fifteen hours of your team's time.
Named schemes for the record: the Bristol Temple Quarter regeneration programme and the Aviva Arena at Filton Airfield, delivered by YTL Construction UK.
Two corridors generate most of the crew demand in Bristol, and they pull in opposite directions.
North and west is the heavier one: the Aviva Arena build inside the Brabazon hangar at Filton, the 6,500-home Brabazon new town around it, a new railway station, and beyond that the Avonmouth and Severnside logistics and energy corridor along the M5 and M49.
The centre and south is the fit-out and regeneration side — Temple Quarter, the harbourside, and the housing schemes through Bedminster and south Bristol.
The two hospitals sit in between, and they are why this page also serves locum doctors, agency nurses and the FM and equipment crews who work on hospital sites. Bristol Royal Infirmary is 14 minutes from Kingswood and Southmead 15.
This is a project delivery argument, not a welfare one, and it is worth making plainly because it decides more bookings than price does.
A crew that sleeps in separate rooms in a quiet residential street, cooks a proper meal after a ten-hour shift and washes its own workwear turns up on site the next morning able to work.
A crew in twin rooms above a city-centre bar, eating takeaways for six weeks and running out of clean kit by Wednesday, does not.
Sites with poor morale record materially higher accident rates, and fatigue from short sleep raises risk both on site and on the drive home. Accommodation is one of the few inputs to that you can actually control at the quoting stage.
It is also the argument that answers your client. Welfare standards you can point at in a pre-start meeting are worth more than a slightly lower line in the accommodation budget.
So when we say separate beds as standard, a full kitchen, a washing machine and a quiet residential setting, those are not amenities on a list. They are the reasons the programme does not slip in week four.
The room rate is the smallest part of what a hotel block actually costs a Bristol project.
Add £15 to £25 a day per vehicle for central parking, a Clean Air Zone charge if the van is not compliant, six breakfasts or six sets of eating-out receipts, and six separate folios for someone to reconcile at month end.
Then add the thing that does not appear on any invoice: a crew split across two or three hotels because nobody had six rooms on the same nights.

Source basis: Airbnb guest reviews across the Stayful portfolio of 70 managed properties, 10,000+ nights hosted, as of August 2026. These are portfolio figures, not a Bristol-specific rating — we have no Bristol guest reviews to show yet and we are not going to borrow another city's.
The rating that matters for a crew booking is communication, and it is the one we hold at 4.9 across ten thousand nights. It exists because things occasionally go wrong and we sort them quickly.
Ask us for a reference from a company we have housed and we will put you in touch with one rather than paraphrase them here.
Parking that fits three vans outside the Clean Air Zone. A second bathroom. A ground floor bedroom. Everyone in their own room with no sharing. Monday to Friday only. EV charging. Eight beds from the same Sunday, twenty minutes from Filton. Tell us the requirement and the budget you have to work to — we come back the same working day with what we can put together, put you in front of an operator who can cover what we cannot, or tell you honestly that your number will not buy it here. With 70 properties across England and operators across the West of England there is usually more than one way to make a set of dates work, including two nearby houses rather than turning the booking away. What we will not do is take the booking and scatter your crew across three postcodes.
From £38 per person per night for a crew of six to eight in a whole house, bills included — rent, cleaning spread across the stay, gas, electricity, water, council tax, wifi and linen. Larger crews and longer programmes sit at the bottom of the £38 to £50 range; short notice and central Bristol at the top. These are sourcing indications as of August 2026, not a fixed price list, so send the site and headcount for a firm quote.
We manage a four-bedroom house at Kingswood in east Bristol, which is booked solid to the end of September and therefore not bookable through this page today. For crews and for business stays we source property across Bristol and the West of England to your site and your dates, from stock we manage and from operators we work with and vet. We would rather tell you that plainly than claim a Bristol portfolio we do not hold.
Yes, and it is a large part of what Bristol asks us for. A one or two-bedroom flat sourced to brief, from £95 per property per night with bills, wifi and linen included, self check-in and a full kitchen. It suits a project engineer, consultant, inspector or supervisor on an assignment of three weeks or more, where a hotel room costs more over the same period and gives you nowhere to cook.
Yes, and it is one of the sites we source around first. The arena is being built inside the Brabazon hangar at Filton Airfield, broke ground in January 2026 on a build programme running to a late 2028 opening, and sits 7.4 miles and about 24 minutes from our Kingswood base. For an arena crew we would normally brief houses at Patchway, Bradley Stoke or Filton itself rather than east Bristol, which cuts that run to well under fifteen minutes.
Yes. Avonmouth Docks is 15.4 miles and about 24 minutes from Kingswood, and Severnside and M49 Junction 1 are 16.9 miles and about 28 minutes. For a crew working either we source in the north and west of the city rather than the east, because basing an Avonmouth team on the wrong side of the M32 adds around thirty minutes each way at shift change.
It varies by property and Bristol makes it harder than most cities, so we confirm it in writing per property rather than claiming it across the board. The city runs a Clean Air Zone across the centre and residents' parking schemes across most inner suburbs. That is the main reason we source outward to Kingswood, Bedminster, Brislington, Patchway and Emersons Green, where a drive or hardstanding that takes a van properly is realistic. Tell us how many vans on the enquiry and we brief for it.
No. A separate bed for every person is standard and we do not quote room sharing unless you specifically ask for it. That is also why our per-person figure divides by beds a contractor can sleep in on his own rather than by a maximum occupancy that counts a sofa bed.
Gas, electricity, water, council tax, fast wifi, hotel-quality linen and towels, a fully equipped kitchen, a washing machine, and self check-in from 3pm with your own key. Not included: a one-off cleaning fee quoted per property, the £200 refundable damage deposit, travel and any congestion or parking charges, and pets or smoking indoors unless a specific property allows it.
For a crew, yes. Bristol city-centre hotel rooms run roughly £95 to £150 a night before parking or breakfast, and Bristol rates are the highest in the South West. A whole house at £38 to £50 per person per night with bills included puts a crew of six well below six room rates — typically 30 to 45 percent less once parking, kitchen and laundry are counted. For one person for one night, a hotel will usually still be cheaper and we will say so.
Yes, on sourced property, and it is a common ask in Bristol from crews travelling back down the M4 or M5 at weekends. Tell us on the enquiry that it is Monday to Friday. It changes which properties work, because a house we can also let at weekends prices differently from one held empty.
Yes. One invoice for the whole crew, matched to your PO number, with 30-day terms for approved accounts. One contact and one number for the whole booking rather than a receipt per person to reconcile at month end.
Tell us as early as you can and we extend the same house where it is still free, or move you to the nearest alternative. We cannot guarantee a specific property on dates it is already booked, but you will not be rebooking from scratch and you will not have to chase us for an answer.
We come back the same working day with what we can put together and a fixed quote. For a Friday enquiry needing a crew housed by Monday, ring 0113 479 0251 rather than filling in the form — short notice is exactly the case where sourcing beats a fixed portfolio, but it needs a conversation.
We answer calls during working hours. Site managers ring rather than fill in forms, and that is fine.
