Whole houses for contractor teams in Bedford, from £26 per person per night with all bills in the rate — nine and a half minutes from the Universal resort site at Kempston Hardwick.
Written for the site agent, project manager, operations lead or office manager housing a crew in Bedford — on the Universal build, on the A421 Black Cat junction works, on a shutdown at Millbrook, or on estates work at Bedford Hospital.
The real question behind the search is narrower than the search itself. Bedford has cheap budget hotels with free car parks, so a lone contractor can do better on room rate alone. Where a house wins is a crew: a kitchen instead of eating out every night, a washing machine, everyone under one roof, and one invoice instead of six card receipts a night.
We manage no property in Bedford. Everything below is sourced to brief, every rate is labelled so you know exactly what you are reading, and where the hotel is the better answer this page says so.
How much is contractor accommodation in Bedford?
£26 to £36 per person per night, all in. That is a whole house for the crew with all bills, wifi, linen and off-street parking where the property has it. Bedford budget hotel rooms lead in around £26 with free parking, so for one person a hotel can be cheaper — the house wins from about three people upwards once you count meals, laundry and the admin. This is a sourcing range built from the local market, not a rate from our own book. The tables below break it down by house size.
From £26 per person per night, bills included. We reply the same working day with what we can put together for your dates, or tell you straight if we cannot. Minimum stay applies — if you need one bed for one night, a Bedford budget hotel will genuinely serve you better.
Contractor accommodation is bought per person per night, so that is how we quote it.
| Property type | Sleeps, separate beds | Whole property | From, per person per night |
|---|---|---|---|
| Whole house (2 bed) | 4 | Quoted to brief | £32–36 |
| Whole house (3 bed) | 6 | Quoted to brief | £29–34 |
| Whole house (4 bed) | 8 | Quoted to brief | £27–31 |
| Whole house (5 bed) | 10 | Quoted to brief | £26–29 |
Occupancy is separate beds, capped at two per bedroom. We do not count sofa beds and we do not divide by a maximum occupancy nobody would actually sleep. pppn includes all bills, wifi, linen and off-street parking where the property has it. As of August 2026.
Bedford is commuter belt with a fast Midland Main Line into St Pancras, but it is not an expensive accommodation market — comparable Bedford whole houses sleeping six to eight currently let in the region of £105 to £150 a night, and the town has branded budget rooms from around £26. This band is derived from that local market plus what contractor-configured stock with parking, bills and long-stay terms genuinely commands. We do not own a Bedford house, so multiplying a per-person figure by a bed count to manufacture a nightly rate would be arithmetic dressed up as a price. We quote the whole-property figure once we know the dates. If Universal mobilisation tightens local supply this band will move, and we would rather tell you that than pretend a published number is fixed for a year.
Longer bookings come down per night. A four-week job prices under a four-night one on the same house, because the changeover cost is spread and owners will trade rate for certainty. Send real dates rather than a placeholder week and the number improves.
All bills included is not a slogan here, it is the billing model.
The second list is short on purpose. It is there so you can believe the first one.
Both phrasings get typed about equally often here, so to be plain about it: this page covers contractor accommodation Bedford and contractors accommodation Bedford, and Bedford contractor accommodation is the same thing.
Crew size is the question that actually changes the answer.
Above twenty we will still take the brief, but we will be honest about how much of it we can cover in Bedford on your dates rather than promising the lot.
A fair number of people reaching this page are searching for site accommodation in Bedford or site cabins in Bedford, so it is worth drawing the distinction properly.
Site accommodation and site cabins are the welfare units, offices and sleeper cabins a principal contractor puts inside the hoarding. If that is what you need on the Universal plot or the A421, you want a modular hire company, not us, and we would rather point you there than waste your morning.
What we do is off-site residential housing — ordinary furnished houses in ordinary Bedford streets, typically under fifteen minutes from the plot. No hoarding, no generator, no shared shower block.
What we are not is a room in a shared HMO. Bedford has a large room-rental market and some of it is marketed at contractors. In an HMO your lad shares a kitchen and a bathroom with other landlords' tenants he has never met. We book the whole property to your crew and nobody else has access for the duration.
A subcontractor wins a package at Kempston Hardwick and needs eight people housed inside a fortnight. Site accommodation on the plot is not theirs to allocate. Eight budget hotel rooms across two Bedford hotels costs a similar amount and splits the crew. One four-bed and one smaller house, nine minutes from the gate, keeps them together on one invoice.
Bedford has a genuine serviced apartment market and the phrase people here actually type is serviced apartments in Bedford rather than serviced accommodation. Both mean a managed, furnished, bills-included unit rather than a hotel room, so both describe what we source.
The distinction that matters is unit size. A serviced apartment suits one or two people, and a one or two-bedroom unit in Bedford is a sensible answer for a lone engineer on a long stay.
It stops being the right answer at crew scale. Four apartments for eight people means four front doors, four sets of keys, four kitchens nobody cooks a crew meal in, and four lines on the invoice. One house with four bedrooms is cheaper per head and easier to run.
Tell us the headcount and we will tell you which of the two fits, including when the apartment is the better call.
Not every enquiry that lands here is a construction crew, and the practical requirement is usually identical: a furnished place, bills included, for weeks or months rather than a year, without a tenancy agreement and a deposit chain.
That covers relocation into Bedford ahead of a completion date, a professional on a contract at Millbrook or Cranfield, and insurance placements where a household has been moved out while a property is repaired.
Same model, same rate basis, same one-invoice arrangement. Send the dates and the number of people and we will treat it exactly like a crew booking.
Two live construction programmes drive contractor demand in Bedford, and both are verified on site rather than announced. We have left several headline schemes off this page on purpose and said why.
The one that changes Bedford. Construction started on 12 January 2026 on former brickworks land three miles south of the town centre, under a Special Development Order rather than the local planning route.
An initial 476 acres with provision to expand to around 700, opening scheduled for 2031, and up to 20,000 jobs during construction. That is a five-year pipeline nine and a half minutes from central Bedford, in a borough of roughly 200,000 people.
Consent: Special Development Order in force 12 January 2026. Verified on site, August 2026.
National Highways' largest road scheme currently in construction — a billion-pound 10-mile dual carriageway built by Skanska, consented by Development Consent Order in 2022 and on site since late 2023.
Bedford's end is the Black Cat junction itself, the new A421 flyover and the viaduct over the River Great Ouse. The final element, the A1 underpass at Black Cat, is due to open in the middle of summer 2027, so this is live work for another year.
Operating, not building. Around 1,300 people on site under UTAC ownership. The contractor demand here is retool, M&E, test-cell fit-out, shutdown and turnaround work rather than a construction programme, and we would rather describe it accurately than pad the list.
East West Rail is not on this page as live work. The Bedford station rebuild is a consultation proposal, the final route-wide consultation closed on 9 June 2026, and the Development Consent Order application is not expected until January 2027. There is no consented construction at the Bedford end to base a booking on. Wixams station is on hold. We will add both the day they are real.
Distance is not drive time and only one of them costs your crew anything. Every figure below is routed by road from a central Bedford postcode, MK40 1SU, because we hold no Bedford property to measure from and would rather disclose the origin than imply one.
| Destination | Miles | Drive time | Why it matters |
|---|---|---|---|
| Bedford Hospital | 1.0 | 3.7 min | Estates, FM and locum work. Nearest by a wide margin |
| Wixams | 4.3 | 9.3 min | New settlement south of Bedford, ongoing housing delivery |
| Universal resort site, Kempston Hardwick | 4.2 | 9.5 min | Live construction to 2031 |
| Millbrook Proving Ground | 8.5 | 17.7 min | Shutdown, retool and M&E work |
| Cranfield | 11.8 | 21.1 min | University and airport campus. Central Bedfordshire, not Bedford borough |
| Milton Keynes University Hospital | 16.9 | 23.5 min | Second nearest hospital on the clock |
| A421 Black Cat junction works | 10.5 | 24.5 min | Live civils to summer 2027. Ten miles, but the slowest ten miles here |
| Luton and Dunstable University Hospital | 22.7 | 29.3 min | Reachable, but a long shift-change run |
| Addenbrooke's, Cambridge | 32.9 | 59.7 min | Honestly out of range as a daily commute from Bedford |
Routed by road from MK40 1SU, August 2026. The Black Cat junction has no usable site postcode, so it is routed to the junction itself. Note the A421 works: ten and a half miles but twenty-four and a half minutes, which is slower per mile than anything else on this table.
This is not a welfare argument, it is a delivery argument.
A crew that sleeps properly, cooks a real meal and has somewhere to dry wet kit turns up able to work. A crew in separate budget rooms eating takeaway for six weeks does not, and the cost of that lands on your programme rather than on your accommodation line.
On a five-year job like Universal that compounds. Retention matters more than rate: replacing a skilled operative mid-package costs more than the difference between a hotel room and a bed in a house ever will.
The comparison below uses the cheapest branded Bedford budget room rather than the town average, because that is the number a project manager will have in front of them. Bedford has unusually cheap budget stock with free car parks, so two of these eight rows genuinely favour the hotel and are marked that way.
We are not going to publish a percentage saving against hotels in Bedford. Three of the four branded budget hotels here have a free car park and lead in around £26 a room, so a blanket "thirty to forty-five percent cheaper" claim would be untrue and you would catch it in ten minutes on your phone.
The honest version: on room rate alone a Bedford budget hotel wins for one person and is level for two. From about three people upwards a house is cheaper per head, and once you count eating out at fifteen to twenty-five pounds a head a day, laundry, and the hours someone spends reconciling card receipts, it is not close.
We will not promise an extension on a specific house months out, because availability is finite and a promise we cannot keep costs you more than an honest maybe. What we will do is tell you the position the day you ask.
That Google rating is the company-level one and it is the figure our schema carries. 4.6 out of 5 from 21 Google reviews.
Separately, across the Airbnb portfolio and roughly 10,000 nights hosted, guests score us 4.9 for communication, 4.8 for value, 4.8 for cleanliness and 4.9 for location. Those are Airbnb category scores rather than an overall star rating, and we quote them as operational evidence rather than as a review score. The communication figure is the one worth caring about: it exists because things occasionally go wrong and we sort them quickly.
Airbnb guest category scores across the Stayful portfolio, August 2026. Not a Bedford-specific rating — we have no Bedford property and therefore no Bedford guest reviews, and we are not going to borrow another city's.
Stayful manages around 70 properties across 45+ areas of England and has hosted more than 10,000 nights. Co-founded by Zac Harrison and Martyn Butler. In cities where we own stock you deal with the people who manage the building; in a sourcing city like Bedford you deal with the same team, who then deal with the operator on your behalf. Either way it is one number and one invoice, and no broker margin stacked on top of another broker's.
Parking for two vans and a tipper. Two bathrooms so mornings work. A ground-floor bedroom. Pet friendly. Monday to Friday only. EV charging. A base south of the river for a Kempston Hardwick shift rather than a town-centre address. We have properties across the portfolio and the partner network covering all of these. What is available in Bedford on your specific dates depends on the dates. Send the requirements and we will tell you exactly what we can do — or tell you honestly if we cannot.
£26 to £36 per person per night, all in. That covers the bed, all bills, wifi, hotel-quality linen and off-street parking where the property has it.
The lower end applies to a larger house with a full crew in it on a multi-week booking. The upper end applies to a smaller property, a shorter stay or a crew of three or four.
This is a market-derived sourcing range built from what comparable Bedford houses actually let for, not a rate read out of our own booking system. Send dates and a headcount and we will convert it into a fixed quote.
Nine and a half minutes by road from central Bedford, four and a bit miles. Properties south of the river are closer again.
Construction started on the resort on 12 January 2026 and runs to a 2031 opening, with up to 20,000 jobs during the build. It is the reason most people are on this page.
We hold no Bedford property of our own, so we source to the brief and confirm the actual address and its drive time to your gate before you commit to anything.
No. Site accommodation and site cabins are the welfare units and sleeper cabins that sit inside the hoarding, allocated by the principal contractor. If that is what you need, a modular hire company is the right call and we will say so.
What we provide is off-site residential housing — ordinary furnished houses in ordinary Bedford streets, usually under fifteen minutes from the plot, with a kitchen, a washing machine and a front door of your own.
For one person, usually not, and we are not going to pretend otherwise. Bedford has unusually cheap branded budget stock leading in around £26 a room, and three of the four hotels have a free car park.
For a crew it changes. From about three people upwards a whole house is cheaper per head, and the gap widens fast once you add eating out at fifteen to twenty-five pounds a head a day, laundry, and someone's time reconciling a card receipt per room per night.
You also get things a room cannot give you: everyone under one roof, a kitchen, and one invoice.
Off-street where the property has it, included in the rate. We confirm the number of spaces for the specific house before you book rather than promising van parking in general.
Worth knowing that Bedford is easier than most cities on this. There is no clean air or congestion charge, and the out-of-town hotels have free car parks too, so parking is not the argument here that it is in Oxford or Wolverhampton.
If you need space for a tipper, a flatbed or three vans, say so in the enquiry and we will match the property to the vehicles.
No. Separate beds as standard, capped at two per bedroom, and we quote occupancy on that basis rather than on a maximum that counts sofa beds.
If the brief needs a bed each in a private room, say so and we will size the house to it. That usually means a bigger property rather than a higher rate per head.
Honest counterpoint: a budget hotel gives every person their own room and their own en-suite. A three-bed house sleeping six may have one bathroom. If en-suites matter more than a kitchen, the hotel is the better answer.
We source them, yes. A one or two-bedroom serviced apartment is a sensible answer for one or two people on a long stay — managed, furnished, bills included, no tenancy.
At crew scale it stops making sense. Four apartments for eight people means four front doors, four kitchens nobody cooks a crew meal in and four lines on the invoice, and it costs more per head than one house with four bedrooms.
Tell us the headcount and we will tell you which of the two actually fits.
Yes. One invoice for the whole booking with your PO number on it, and 30-day terms for approved accounts.
If you are running several properties or several sites at once it is still one invoice and one point of contact, not one per property.
If your finance team needs anything specific on the paperwork, tell us at quote stage and we will set it up then rather than at month end.
Same house, same crew, same keys wherever availability allows. It is one call and a revised invoice, not a rebooking from scratch.
We will not guarantee an extension on a named property months in advance, because availability is finite and a promise we cannot keep costs you more than an honest answer does.
What we will do is give you the real position the day you ask, and look at a nearby property if the original genuinely cannot hold.
Often yes, and it is worth asking, because a Monday-to-Friday pattern suits owners who want their property back at weekends.
It works best on longer arrangements where the same crew comes back week after week. Tell us the pattern rather than the total number of nights and we will price it that way.
Gas, electricity, water, council tax and broadband. Hotel-quality linen and towels. A fully equipped kitchen, a washing machine, storage and drying space for wet kit, and off-street parking where the property has it. Self check-in from 3pm.
Not included: food, residents' permits in the streets that operate them, and anything broken beyond fair wear, which is what the £200 refundable deposit is for.
Yes — Bedford borough and the surrounding villages, including Wixams and Kempston, which are the closest practical bases to Kempston Hardwick.
We take Bedford's own catchment. The Marston Vale and Stewartby side sits closer to Milton Keynes and we would point you at that page rather than stretch a Bedford address to fit.
Send the site postcode and we will work outward from the gate rather than from the town centre.
0113 479 0251. One number, and a named contact who knows your booking rather than a rota who does not.
We answer calls during working hours and deal with out-of-hours problems as they come. Across roughly 10,000 nights hosted our Airbnb communication score is 4.9 out of 5, and that figure exists precisely because things occasionally go wrong.
If you won a bid on Friday and need a crew housed by Monday, ring rather than fill in the form.
