That is a multi-year requirement twelve minutes from the city centre, and it is the single clearest reason a crew needs a base in Norwich rather than a hotel block.
A £300m offline dual carriageway completing the Norwich to Dereham link, 5.5 miles with two new junctions and eight bridges. The final beams on the River Tud bridge — braced pairs weighing over 120 tonnes, lifted by a 500-tonne crawler crane — were landed in 2026, and the scheme is due to open in summer 2027. The site office is at Honingham, eighteen minutes west of the city.
The £350m Anglia Square redevelopment is a joint venture between Norwich City Council and Aviva Capital Partners, backed by a £34m Homes England grant, delivering up to 1,100 homes and 8,000 sqm of commercial space on an eleven-acre site. DSM Demolition is on the demolition, working with local subcontractor Eastern Demolition. The multi-storey car park came down through 2026; further asbestos found in the QD building has slightly delayed the tail of the demolition, with building work on the homes expected to follow. Six minutes from the city centre.
Anglian Water is spending around £1bn in Norfolk by 2030, delivered largely by the @one Alliance — Balfour Beatty, Barhale, Binnies, Mott MacDonald Bentley, MWH Treatment, Skanska and Sweco. In April 2026 Anglian Water opened a dedicated Norwich hub at Lakeside 400 on Broadland Business Park specifically to house those delivery teams, which tells you where the work is.
Whitlingham Water Recycling Centre, which treats wastewater for the whole Norwich area, is the named major upgrade. Here is the part that matters commercially: Whitlingham is at capacity, and Norwich City, Broadland and South Norfolk councils are now conditioning planning consents on the upgrade completing before occupation. That programme cannot quietly slip, because the region's housing consents are stacked behind it.
On 30 July 2026 the New Hospital Programme confirmed Skanska UK as construction partner for both the new James Paget University Hospital at Gorleston and the new Queen Elizabeth Hospital at King's Lynn. Both are RAAC buildings prioritised for rebuild; the QEH scheme alone is estimated at £1 to £1.5bn and is on track to open in 2032 or 2033. James Paget is 37 minutes from central Norwich, which is commutable for a placement rather than comfortable twice a day.
Ørsted's Hornsea 3 onshore HVDC converter station at Swardeston, ten minutes south of the city with Hitachi Energy as principal contractor, ran to a programme ending in July 2026 and is essentially complete. We are not going to pretend otherwise. What continues is the onshore side: 51km of buried export cable from the Weybourne landfall down to Swardeston, with cable works, jointing and reinstatement across the Norwich fringe, and the wider project completing in 2027. That is cable and reinstatement crews rather than a large civils workforce.

The Norfolk & Norwich sits on the Norwich Research Park twelve minutes from the centre, and it is the nearest hospital on the clock by a wide margin. Its £25m Community Diagnostic Centre, built by Morgan Sindall next to the Quadram Institute, is complete.
Be realistic about the other three. James Paget at Gorleston is 37 minutes and Cromer is 38 — workable for a placement, tiring twice a day for six weeks. Queen Elizabeth at King's Lynn is 62 minutes and we would not recommend a Norwich base for it; if the placement is at King's Lynn, tell us and we will look at King's Lynn instead of selling you a commute you will resent by week two.

The same goes for worker accommodation, serviced accommodation and serviced apartments, self-catering, short stay, short term let, corporate and business accommodation. Different words, one requirement: a decent house, near the job, with everything switched on and all bills included.
Norwich is carrying an unusual amount of infrastructure at once, and the strongest of it runs well past 2027. We verified each of these individually rather than repeating a headline.
Skanska is principal contractor on a National Highways scheme contracted at £153m and now backed by over £200m of funding, with Sweco as design partner. It builds two top-down underpasses beneath the A47 and A11 carriageways for a 1.6km free-flow link road, a second local link road with a bridge over the A11, two new junctions and a replacement footbridge — five new structures and more than 3km of utility diversions in all.
Main construction started in early 2026 and the junction is not expected to open to traffic until 2028 or 2029. At peak the scheme employs more than 300 people. That is a multi-year requirement twelve minutes from the city centre, and it is the single clearest reason a crew needs a base in Norwich rather than a hotel block.
A £300m offline dual carriageway completing the Norwich to Dereham link, 5.5 miles with two new junctions and eight bridges. The final beams on the River Tud bridge — braced pairs weighing over 120 tonnes, lifted by a 500-tonne crawler crane — were landed in 2026, and the scheme is due to open in summer 2027. The site office is at Honingham, eighteen minutes west of the city.
The £350m Anglia Square redevelopment is a joint venture between Norwich City Council and Aviva Capital Partners, backed by a £34m Homes England grant, delivering up to 1,100 homes and 8,000 sqm of commercial space on an eleven-acre site. DSM Demolition is on the demolition, working with local subcontractor Eastern Demolition. The multi-storey car park came down through 2026; further asbestos found in the QD building has slightly delayed the tail of the demolition, with building work on the homes expected to follow. Six minutes from the city centre.
Anglian Water is spending around £1bn in Norfolk by 2030, delivered largely by the @one Alliance — Balfour Beatty, Barhale, Binnies, Mott MacDonald Bentley, MWH Treatment, Skanska and Sweco. In April 2026 Anglian Water opened a dedicated Norwich hub at Lakeside 400 on Broadland Business Park specifically to house those delivery teams, which tells you where the work is.
Whitlingham Water Recycling Centre, which treats wastewater for the whole Norwich area, is the named major upgrade. Here is the part that matters commercially: Whitlingham is at capacity, and Norwich City, Broadland and South Norfolk councils are now conditioning planning consents on the upgrade completing before occupation. That programme cannot quietly slip, because the region's housing consents are stacked behind it.
On 30 July 2026 the New Hospital Programme confirmed Skanska UK as construction partner for both the new James Paget University Hospital at Gorleston and the new Queen Elizabeth Hospital at King's Lynn. Both are RAAC buildings prioritised for rebuild; the QEH scheme alone is estimated at £1 to £1.5bn and is on track to open in 2032 or 2033. James Paget is 37 minutes from central Norwich, which is commutable for a placement rather than comfortable twice a day.
Ørsted's Hornsea 3 onshore HVDC converter station at Swardeston, ten minutes south of the city with Hitachi Energy as principal contractor, ran to a programme ending in July 2026 and is essentially complete. We are not going to pretend otherwise. What continues is the onshore side: 51km of buried export cable from the Weybourne landfall down to Swardeston, with cable works, jointing and reinstatement across the Norwich fringe, and the wider project completing in 2027. That is cable and reinstatement crews rather than a large civils workforce.
Four things get named on other Norfolk pages that we will not put on this one.
Norwich Western Link The planning application was withdrawn in January 2025 after Natural England's objection over barbastelle bats. The council is still at options assessment with no preferred route and nothing on site. Not a 2026 crew requirement. A47 Blofield to North Burlingham Genuinely nearly done. The new dual carriageway opened to traffic in March 2026 and the remaining closures are for footpath surfacing and landscaping. Tail-end work only. A47 Great Yarmouth junctions Funding for the Vauxhall Roundabout scheme was removed in the Autumn Budget 2024. Sizewell C Suffolk, not Norfolk, and a long way from a sensible Norwich commute. We are not going to claim it. Crew mobilised in 48 hoursThe pattern we see most is not the headline scheme — it is a shutdown or an M&E package won on a Friday at Hethel or on the Norwich Research Park, with six people needing a base by Monday morning and vans full of tools that cannot sit on a Norwich street overnight at £14 a night. Send the site postcode and the headcount and you will have a fixed quote the same working day.
The Norwich Research Park, Lotus at Hethel, the airport industrial estates and Aviva are all operating rather than building. They generate retool, M&E, fit-out, shutdown and turnaround work rather than a standing construction crew, and we have framed them that way rather than dressing an operating plant up as a project.

The Norfolk & Norwich sits on the Norwich Research Park twelve minutes from the centre, and it is the nearest hospital on the clock by a wide margin. Its £25m Community Diagnostic Centre, built by Morgan Sindall next to the Quadram Institute, is complete.
Be realistic about the other three. James Paget at Gorleston is 37 minutes and Cromer is 38 — workable for a placement, tiring twice a day for six weeks. Queen Elizabeth at King's Lynn is 62 minutes and we would not recommend a Norwich base for it; if the placement is at King's Lynn, tell us and we will look at King's Lynn instead of selling you a commute you will resent by week two.
We are not going to publish a single percentage saving for Norwich, because it would not survive checking. Budget room rates here are keen and some hotels — the edge-of-city Premier Inn at the airport at £5 a night for parking, Sprowston Manor with a free car park — genuinely beat us on cost per vehicle. What changes the arithmetic is a crew of four or more, a job of a week or longer, city-centre parking at £10.50 to £14 per vehicle per night, and the fact that six rooms is six invoices and one house is one.
Worth watching for rate spikes: Norwich City home fixtures at Carrow Road, the Royal Norfolk Show and the Norfolk & Norwich Festival all tighten city-centre supply and push room rates up. Those are the weeks a whole house books out early.
Extensions. A four-week job becoming six is the most common thing that happens to a booking. Tell us as early as you can and we will extend the same house for the same crew wherever availability allows — same property, same keys, no rebooking from scratch. We cannot guarantee a specific property indefinitely, and if it is genuinely let after your dates we will say so early enough for you to plan rather than at the last minute.
Cancellation. Stated plainly at the point of quote, in writing, before you pay anything. We do not run a policy you have to find in small print. Worth knowing honestly: a hotel on a flexible rate will beat us on same-day cancellation, and if your dates are genuinely uncertain that is a fair reason to book one.
Deposit. £200, fully refundable after the stay.
