An initial 476 acres with provision to expand to around 700, opening scheduled for 2031, and up to 20,000 jobs during construction. That is a five-year pipeline nine and a half minutes from central Bedford, in a borough of roughly 200,000 people.

A421 Black Cat to Caxton Gibbet

National Highways' largest road scheme currently in construction — a billion-pound 10-mile dual carriageway built by Skanska, consented by Development Consent Order in 2022 and on site since late 2023.

Bedford's end is the Black Cat junction itself, the new A421 flyover and the viaduct over the River Great Ouse. The final element, the A1 underpass at Black Cat, is due to open in the middle of summer 2027, so this is live work for another year.

Millbrook Proving Ground

Operating, not building. Around 1,300 people on site under UTAC ownership. The contractor demand here is retool, M&E, test-cell fit-out, shutdown and turnaround work rather than a construction programme, and we would rather describe it accurately than pad the list.

East West Rail is not on this page as live work. The Bedford station rebuild is a consultation proposal, the final route-wide consultation closed on 9 June 2026, and the Development Consent Order application is not expected until January 2027.
