Whole houses for working crews in Milton Keynes, from £28 per person per night with all bills in.
If you are housing a crew on MK East, Whitehouse Park or the hospital scheme and the hotel quotes have come back at eight separate room rates and eight separate receipts, this page gives you the real numbers.
Written for the person doing the booking — site manager, site agent, project manager, operations lead or the office manager it landed on.
The honest framing: Milton Keynes has an unusually cheap hotel market, so for one contractor on a two-night stay a Travelodge will beat us on price. Where we win is a crew of four or more who need a kitchen, a washing machine, secure van parking and one invoice at the end of the month. Below: the rate, what is in it, where the work actually is, and the drive times from a central MK base.
How much is contractor accommodation in Milton Keynes?
£28 to £40 per person per night, all in. That is a whole self-catering house for the crew, with gas, electricity, water, council tax, broadband, linen and off-street parking where the property has it. Milton Keynes has cheap budget hotel supply with free parking, so we do not claim a blanket percentage saving — the case is total crew cost, not headline room rate. The table below sets out the bands by property size.
We come back the same working day with what we can source in Milton Keynes for your dates, at a fixed quote — or tell you straight if we cannot cover it. From £28 per person per night, all bills included, £200 refundable deposit. Send the dates even if the job is not signed off; we will hold a quote so you can put a real number in the tender.
Or ring 0113 479 0251 — we answer during working hoursContractor accommodation is budgeted per person per night, so that is how we quote it.
Every band below assumes separate beds — one per person, never a sofa bed counted as a berth, and never more than two to a bedroom.
| Property type | Sleeps, separate beds | Whole property | From, per person per night |
|---|---|---|---|
| Whole house (2 bed) | 4 | Sourced to brief | £34–40 |
| Whole house (3 bed) | 6 | Sourced to brief | £30–36 |
| Whole house (4 bed) | 8 | Sourced to brief | £28–34 |
| Two houses combined | 12–20 | Sourced to brief | £28–32 |
The pattern is the one bookers expect: the bigger the crew and the longer the stay, the lower the figure per head. A four-week booking prices below a four-night one.
We do not currently hold our own stock in Milton Keynes. This band is market-derived — it reflects what comparable MK contractor houses genuinely let for, cross-checked against the specialist boards and against our own rates in comparable commuter-belt cities. It is not read from our booking system, and we would rather say that than print a false precision. We have deliberately left the whole-property column blank rather than multiply a per-head figure by a bed count, because that produces a number nobody can honour. Send the dates and the headcount and you get a fixed quote against real availability, not a band.
The reason a per-head figure beats a room rate is that nothing gets added to it afterwards.
Van parking is the one to raise at enquiry. We have properties with off-street space for more than one vehicle, but what is free on your dates depends on the dates, and we will not claim a specific MK property has van space until we have checked it for you.
The whole property goes to your crew and nobody else has access for the duration.
Teams of two to twenty. Beyond about ten you are usually looking at two houses within a few minutes of each other, which we book, manage and invoice as one job.
Separate beds for every person as standard. No room sharing, ever — that is a commitment rather than an aspiration, and it is why we quote on separate-bed occupancy rather than the headline "sleeps" figure.
Crews change shape mid-job and that is normal. Somebody rotating off and a replacement joining next week does not mean rebooking from scratch — we update the names and it is done in hours.
Phased arrivals work the same way: start with four, add capacity as the programme ramps up, release properties as phases complete.
If you are running Milton Keynes alongside Bedford, Northampton or Coventry, that is one point of contact and one invoice across all of them, not three separate accounts.
Three things get confused with contractor accommodation, and it is worth being explicit about all three.
This is not on-site accommodation or site cabins. These are ordinary residential houses off site, typically within fifteen minutes of the job. They are nothing like a welfare unit or a converted container, and they do not depend on the principal contractor's provision.
This is not a shared HMO with other people's tenants. Some contractors have rented a room in a house full of strangers and had a bad experience of it. The whole property is booked exclusively for your crew and nobody else holds a key during your stay.
One note on wording. This page is the answer for contractor accommodation Milton Keynes and for contractors accommodation Milton Keynes — the singular and the plural get used interchangeably on site and they mean the same thing here.
This is not a hotel block either. There is no reception, no breakfast window and no daily housekeeping — and equally no 6am queue for one bathroom between eight people, and no restriction on cooking a proper meal after a ten-hour shift.
Three schemes are genuinely on the ground. Several of the headline names attached to Milton Keynes are not, and we would rather say which is which.
A 461-hectare strategic urban extension east of the M1, south of Newport Pagnell, consented in outline in 2022 for around 4,000 to 5,000 homes plus roughly 105 hectares of employment land.
It carries £94.6m of Housing Infrastructure Funding, a new bridge over the M1, and site infrastructure delivered by Ashe Construction, with the first residents arriving in 2026 and an all-through school at Elverby due to open in September 2027.
That is a decade of civils, housebuilding, highways and fit-out packages, and it is the single most reliable source of crew demand in the city.
Actively building. Bellway is delivering around 600 homes across phases at Whitehouse Park, with Crest Nicholson building a further 280 on adjacent parcels, and a new primary school at Whitehouse South due to open in September 2027.
The new Women's and Children's Hospital is a £500m New Hospital Programme scheme of around 185 beds on the existing hospital site.
Morgan Sindall Construction was appointed through the Hospital 2.0 Alliance in August 2026, which the trust describes as the transition from planning into delivery, with construction expected between 2027 and 2030.
So the accommodation demand from it builds through 2027 rather than now. The earlier Oak Wards extension and the radiotherapy centre are both already complete and we are not counting them.
Magna Park sits between junctions 13 and 14 of the M1 and employs around 6,000 people, but it is a running estate rather than a construction site — the most recent unit to come to market was a refurbishment described as the first availability there in three years.
The crew demand is real but it is a different kind: racking and mezzanine installation, M&E, sprinkler and fire systems, conveyor and automation fit-out, shutdown and turnaround work, and planned maintenance windows that run nights and weekends.
The Red Bull Technology Campus at Tilbrook is an operating campus, with the Racing Bulls consolidation into Milton Keynes completed in 2025. The proposed wind tunnel is not a live project — that application was withdrawn in 2023 and we are not aware of a consented replacement.
What the cluster generates is specialist installation, machine and rig commissioning, precision M&E and seasonal shutdown work, on short notice and often to tight windows.
Milton Keynes sits at the centre of the East West Rail corridor and the Marston Vale line runs through Bletchley, so the page would be dishonest without naming it. It is also not construction demand in 2026.
The Bicester to Bletchley section is finished — track was completed in 2024 and handed to Network Rail, and Bletchley station has already been rebuilt. The route-wide consultation closed on 9 June 2026 and the Development Consent Order is expected in 2027, so the main works cannot start before that. Marston Vale electrification is an early-2030s programme, and the proposed Stewartby station is unconsented with construction indicated from 2030.
We will house EWR crews when EWR crews arrive. We are not going to pretend they are here.
The city-centre scheme has planning consent but no start on site. As of March 2026 the developer had not given a start date and the contractor was still working through Building Safety Act gateway approval. Treat it as a 2027-or-later prospect, not current demand. Unity Place completed in 2023 and is not a live job either.
The pattern we see most in Milton Keynes is not the big scheme — it is a fit-out or M&E package won on a Friday for a logistics unit off the M1, with six people needing a base by Monday morning and a van that cannot sit on a public road overnight. Send the site postcode and the headcount and you will have a fixed quote the same working day.
Every drive time below is routed from a named central Milton Keynes postcode, not estimated. Sites shown by what they actually are: building now, mobilising, or an operating employer.
Every figure below is routed from MK9 3ES in central Milton Keynes. We do not hold our own stock in the city, so rather than route from a property we do not have, we have used a named central postcode and are telling you that is what we did.
Times are free-flowing and will stretch at shift change; treat them as the floor rather than the promise.
| Destination | Drive | Miles |

| Milton Keynes Central station West Coast Main Line, fast trains to Euston | 5 min | 1.6 |

| Bletchley Marston Vale line and EWR corridor | 9 min | 5.0 |

| Luton and Dunstable Hospital | 25 min | 20.1 |
| Northampton General Hospital | 27 min | 20.4 |
| Stoke Mandeville Hospital, Aylesbury | 38 min | 23.7 |
The useful thing about the Milton Keynes grid is how much sits inside eleven minutes of one central base: the hospital, the station, Magna Park, the Red Bull campus, Stadium MK and the MK East frontier. A crew working two of those in the same week does not need to move.
Milton Keynes University Hospital is six minutes from a central base. Bedford, Luton and Dunstable and Northampton General all sit at 24 to 27 minutes, which is a workable daily commute if the shift pattern suits, and Stoke Mandeville at 38 minutes is a stretch but not impossible. If you are placing locums or agency nurses across more than one of those trusts, one MK base covers four hospitals.
Construction started at Kempston Hardwick in January 2026 and the workforce figures being quoted are very large. It is in Bedford Borough, 24 minutes away, and it is not a Milton Keynes project. If your crew is on that job we would normally base you nearer to it — ask us about Bedford instead and we will tell you what we can source there.
Two rows on this card go to the hotel and one is a draw. We would rather you saw that than a card where we win everything.
Milton Keynes has one of the cheapest and deepest budget hotel markets of any city we cover, and a lot of it has free parking.
Travelodge has sites at Central, The Hub, Bletchley, Shenley Church End and Old Stratford; Premier Inn has Central Avebury Boulevard, MK South and South West at Furzton Lake; and there is a long list of out-of-town hotels with free car parks behind them. Published lead-in rates sit around the mid-thirties to mid-forties per room per night.
So we are not going to print a percentage saving. For one contractor on a two-night stay, a Milton Keynes Travelodge will be cheaper than us, and you should book it. Every other rebuilt page on this site carries an honest hotel-wins row and this one carries two.
Where the arithmetic turns is total crew cost over a real project length.
Two caveats worth stating because they cut against us. Parking is broadly a draw — the out-of-town MK hotels have free car parks, so we only take that row in the centre or where a van needs off-street space rather than an open shared lot. And a three-bedroom house sleeping six may have one or two bathrooms, where eight hotel rooms have eight en-suites.
Rates spike locally and it affects both sides of the comparison. Stadium MK fixtures and events at the arena and thecentre:mk tighten supply, and the British Grand Prix at Silverstone — 2 to 4 July 2027 — pulls accommodation from thirty miles out, Milton Keynes included. Book those weeks early or expect to pay for them.
Extensions. A four-week job becoming six is the most common thing that happens to a booking. Tell us as early as you can and we will extend the same house for the same crew wherever availability allows — same property, same keys, no rebooking from scratch. We cannot guarantee a specific property indefinitely, and if it is genuinely let after your dates we will say so early enough for you to plan rather than at the last minute.
Cancellation. Stated plainly at the point of quote, in writing, before you pay anything. We do not run a policy you have to find in small print.
Deposit. £200, fully refundable after the stay.
Check-in and check-out. Self check-in from 3pm, out by 11am.
Invoicing. One invoice for the whole crew, matched to your PO number, 30-day terms for approved accounts. If you are running Milton Keynes alongside other sites, it is still one invoice.
Stayful manages around 70 properties across 45+ areas of England and has hosted more than 10,000 nights. Co-founded by Zac Harrison and Martyn Butler. In cities where we hold our own stock you deal with the people who manage the building. Milton Keynes is a sourcing city for us today — you deal with the same team here, and we deal with the operator on your behalf. One number, one email, one person who knows your job. That is a different proposition from a listings site, and we would rather you knew which one you were getting.
4.6 out of 5 from 21 Google reviews. That is the company-level rating from our Google Business Profile and it is the figure our schema publishes.
Separately, guests rate individual categories across the portfolio on Airbnb, over more than 10,000 nights hosted:
Airbnb guest category scores across the Stayful portfolio, August 2026. These are category scores, not an overall company rating, and we do not present them as one.
Read the communication score as operational reliability rather than hospitality. It is 4.9 because things do occasionally go wrong on a booking and we sort them quickly — which is the thing that matters when a boiler fails at 6am and eight people need to be on site by seven.
Off-street space for two vans. A ground-floor bedroom. Pet friendly. Individual rooms with no sharing. Monday-to-Friday only. EV charging. A dining table the whole crew can sit round. We have properties across the portfolio and the sourcing network that cover all of these — but what is available in Milton Keynes on your dates depends on the dates. Send the requirements and we will tell you exactly what we can do, or tell you honestly if we cannot. With a network this size there is usually more than one way to make a set of dates work, including splitting a larger crew across two nearby houses rather than turning the job away.
Off-street parking comes with most of the houses we source in Milton Keynes, and the number of spaces is stated per property before you commit. Van space specifically depends on the property and the dates, so we confirm it at quote rather than claim it here. Tell us how many vans and whether they are liveried or carrying tools overnight — it changes which properties we put forward.
Gas, electricity, water, council tax, broadband, hotel-quality linen and towels, a fully equipped kitchen, a washing machine, and off-street parking where the property has it. Self check-in from 3pm.
Not included: food, and a £200 damage deposit that is fully refundable after the stay. There is no daily housekeeping — these are houses, not hotel rooms.
For one person on a short stay, no. Milton Keynes has unusually cheap budget hotels and many have free parking, so a Travelodge will beat us and you should book it.
For a crew of four or more on a project of a week or longer the total cost turns in our favour, because you get a kitchen instead of eating out, a washing machine instead of a launderette, one invoice instead of eight receipts, and the crew in one building instead of split across sites.
Yes, up to about ten in a single property with separate beds for everyone. No room sharing, ever. Above ten we normally use two houses within a few minutes of each other and book, manage and invoice them as one job.
We extend the same house for the same crew wherever availability allows — same property, same keys, no rebooking from scratch. Tell us as early as you can. We will not promise a specific property indefinitely, and if it is genuinely let after your dates we will tell you early enough to plan around it.
Yes. Somebody rotating off and a replacement joining is routine — we update the names and it is done in hours, with no new booking. Phased arrivals work the same way: start with four, add capacity as the programme ramps up, release properties as phases complete.
Yes. Monday-to-Friday is a normal pattern for crews who go home at weekends and it is priced as such. Tell us the weekly shape at enquiry and the quote reflects it.
Yes. One invoice for the whole crew, matched to your PO, with 30-day terms for approved accounts. Nobody needs to put a crew on a personal card and chase receipts at month end. If you are running Milton Keynes alongside other sites it is still one invoice.
From a central Milton Keynes base, Brooklands and the MK East frontier are about 7 minutes and the Western Expansion Area around Whitehouse is a similar run across the grid. Magna Park on the M1 is 11 minutes and Bletchley 9. Send the site postcode and we will base the crew on the right side of the city rather than just in it.
Both are inside 11 minutes of a central base — the station is about 5 minutes and Stadium MK about 11. If you need walking distance to the station for a crew coming in by train from Euston rather than driving, say so at enquiry, because it narrows the shortlist considerably.
Self-contained and exclusive. The whole property is booked for your crew, with your own front door and your own key, and nobody else holds a key during your stay. It is not an HMO with other people's tenants, and it is not on-site accommodation or site cabins either — these are ordinary residential houses off site.
Same working day for a quote. The common Milton Keynes case is a package won on a Friday with a crew needed by Monday, and that is workable — ring 0113 479 0251 rather than filling in the form if the clock is genuinely against you.
Not today. We manage around 70 properties across 45+ areas of England, and Milton Keynes is currently a sourcing city for us — we source it to your brief through operators we work with, and you deal with our team throughout. We would rather tell you that than imply we own stock we do not. The rates on this page are market-derived for that reason, and a firm quote comes back against real availability.
We answer calls during working hours. If you won a package on Friday and need a crew housed by Monday, ring rather than fill in the form.

8 roomsEight separate bookings, eight receipts, no kitchen, no laundry, one crew split across corridors or sites 1 houseOne booking, one invoice against your PO, a kitchen, a washing machine, off-street parking and the whole crew under one roof Comparison basis: published flexible lead-in room rates for Milton Keynes budget hotel brands, checked August 2026. Lead-in rates are not a specific stay window and will differ for your dates.
Who you are dealing withStayful manages around 70 properties across 45+ areas of England and has hosted more than 10,000 nights.
4.9Communication 4.8Value for money 4.8Cleanliness 4.9LocationAirbnb guest category scores across the Stayful portfolio, August 2026.
Got specific requirements?Off-street space for two vans.
