This is written for people who need somewhere to actually live for a few weeks rather than a hotel room for a night: relocating or between houses, on placement at the RVI or the Freeman, staying near someone who is in hospital, placed by an insurer after a flood or a fire, or running a project out of the city centre or Cobalt.

The honest bit first. We let whole properties — your own front door, your own kitchen, nobody else with a key. We do not run serviced apartments in a block, and if one bedroom in the middle of town for two nights with a lift and a front desk is what you actually need, an aparthotel is the better answer. We explain where that line falls further down rather than blurring it.

How much is serviced accommodation in Newcastle?

Every figure in this table is a total divided by the nights — the accommodation, the bills and the end-of-stay clean, all of it. It is not a headline rate with the clean bolted on at checkout.

Two further properties sit in the same catchment — a four-bedroom flat by St James' Park and a two-bedroom flat five minutes from the beach at Whitley Bay. Both were booked solid across every date we checked to January, so we have deliberately left them out of the table rather than publish a rate we cannot honour. They appear in the carousel further down and they do come free.

Where these numbers come from

Read directly from the Stayful booking system on 12 September 2026, sampling sixteen consecutive weekly windows and three four-week windows for every property in the catchment. They are not market estimates and they are not last quarter's figures. What they are is a snapshot: nightly rates move with demand, and a week in late December priced 40 per cent above the same week in November on one of these houses. Send your actual dates and we will quote the real total, which then does not move.

Why four weeks costs less per night than three nights in the same house

Bookers coming from hotels usually assume the opposite, so here is the same property, the same start date, three different lengths.

Our four-bedroom house on Westgate Road, checking in 9 November 2026: £441 for three nights, which is £147.00 a night. £979 for a week, which is £139.86. £3,477 for four weeks, which is £124.18. Same house, same beds, same start date.

The discount is applied by the booking engine rather than negotiated, so it is the same for everyone and you can see it before you commit.

A week or more
10 per cent comes off the accommodation automatically on every property in the catchment.
Four weeks or more
20 to 30 per cent depending on the property. The Low Fell flat currently carries the 30 per cent band.
The clean
Charged once per stay, not per week. On a four-week booking it is spread across 28 nights instead of seven, which is a large part of why the monthly figure drops so far.
Minimum stay
Varies by property and by date — we saw two, three, five and fourteen nights across the same six properties. The two city flats move to a fourteen-night minimum from early November.

That fourteen-night minimum is worth reading as a filter rather than an obstacle. It exists because these properties work best for the person staying a fortnight or a season, and it is the clearest signal of who this page is for.

No tenancy agreement, no referencing, no agency fee and no deposit scheme. You book dates the way you would book a hotel, and you leave when the dates end.

Serviced accommodation or a serviced apartment — these are not the same product

Most of the industry uses the two phrases interchangeably. We do not, because they describe genuinely different things and the difference decides whether we are any use to you.

A serviced apartment is normally one or two bedrooms inside a block, with a shared entrance, a lift and other units around it. There is often a reception, sometimes a gym, and the rent carries the cost of that service. Aparthotels are the same idea run closer to a hotel. In Newcastle that market is well served, mostly in the centre, and Stayful does not supply it — we do not own blocks, we do not source apartments in them, and we are not going to tell you we do.

What we let is serviced accommodation in the broader and older sense: an ordinary flat or house, furnished, professionally managed, cleaned between stays, let with everything switched on and everything in one figure. The service is real — you are not signing a tenancy or opening a utility account — but it comes without the block.

So the practical test is simple.

Which one do you actually need?

Book an aparthotel if you want one or two nights, a central postcode, a lift, step-free access or a front desk at midnight. That is a real advantage and we are not going to argue with it. Talk to us if you want a fortnight or longer, a separate sitting room, a full kitchen, a washing machine, somewhere to park for free, and a household of two or four or eight under one roof rather than split across separate units. Different jobs, different products, and the wrong one is expensive either way.

Those all land in the same place. The one word we will not accept as a synonym is apartment, for the reason above.

Who ends up staying a month in a whole house in Newcastle

Six situations account for most of it, and the requirements are different enough to be worth naming.

Moving to the city, or between houses. A completion date slipped, or the job started before the move did. A month or two in a furnished house with no tenancy, no referencing and no agency fee costs less than a hotel and considerably less stress than a six-month let you then have to break.

On placement at one of the hospitals. Locum doctors, agency nurses and allied health staff on rotation at the RVI, the Freeman or the Queen Elizabeth. The drive times below are measured from our front doors, and the Low Fell flat is two minutes from the Queen Elizabeth.

Visiting someone who is in hospital. A kitchen matters more than it sounds when you are doing this for three weeks, and so does being able to come and go at four in the morning without passing a reception desk. We keep this section brief deliberately: if this is you, ring rather than read, and we will sort it out quickly.

Placed by an insurer. After a fire, a flood or an escape of water. We invoice the insurer or the loss adjuster directly, and the property is furnished and ready rather than needing anything from you.

A project or consulting team on a client site. Four people on a six-week engagement in one house, with a table to work at in the evening, costs less than four hotel rooms and produces one invoice instead of four folios.

A corporate traveller who is tired of hotel rooms. Usually the third or fourth trip to the same city, at which point a kitchen and a sitting room start to matter more than a turndown service.

Two things follow from that table and neither is obvious from a map.

The Low Fell flat is 0.7 miles from the Queen Elizabeth Hospital, which is a two-minute drive and a walk if you would rather. For a family sitting with someone on a ward at the QE, or a locum on a rotation there, nothing else in our portfolio comes close.

The coast is further out than people expect and closer than they expect to the right things. Whitley Bay is 22 minutes from Central Station but only 12 from Cobalt Business Park and 17 from the Freeman. If your reason for being here is the office park or the Freeman rather than the city centre, the coastal flat is cheaper and nearer at the same time.

The row that decides it for most people is the last one. If you are staying long enough for the monthly discount to apply, the gap opens considerably; if you are here for two nights, it never does.

Deposit, cancellation, and what happens when the dates move

Deposit. £200, fully refundable after the stay.

Cancellation. Stated plainly in writing at the point of quote, before you pay anything, and it mirrors the policy applied to the same property on the platforms. We do not run a policy you have to go looking for. Worth saying honestly: a hotel on a flexible rate will beat us on same-day cancellation, and if your dates are genuinely uncertain that is a fair reason to book one.

Extensions. A four-week stay becoming eight is the single most common thing that happens to these bookings, particularly on hospital placements and insurance claims where nobody knows the end date at the start. Tell us as early as you can and we will extend the same property wherever availability allows — same keys, no rebooking. We cannot guarantee a specific property indefinitely, and if it is genuinely let after your dates we will say so early enough for you to plan.
