The spread between those last two rows is the single most useful thing on this page. A week in January costs £977. The same week over New Year costs £1,614. York is a tourist city and it prices like one, so the date matters more than the length.

The discounts are real and they are applied automatically. What happens is that the underlying nightly rate rises as the booking runs further into the spring, and that rise is bigger than the discount.
Where a longer stay does win is against a hotel over the same period, because the kitchen, the washing machine and the second bedroom take costs out of the trip that a room rate leaves in.
The second list is what makes the first one believable.
No tenancy agreement, no referencing, no agency fee and no deposit scheme. You book dates the way you would book a hotel.
Three phrases get used for overlapping things, and in York the distinction that matters is not the building. It is who is on site and what you pay for it.
This is a serviced apartment. Two bedrooms in a residential development at Union Terrace, with a shared entrance and a lift, furnished, professionally managed and cleaned between stays. We are not going to dance around the word: if you searched serviced apartments York, this is one.
It is not an aparthotel. There is no reception, no daily housekeeping and nobody on site. You get the keys, the apartment is yours for the dates, and the rate does not carry the cost of a front desk. That is the whole difference, and it is why the figure is what it is.

Book an aparthotel if you want a staffed reception, housekeeping during the stay, or the near-certainty of a room at short notice. Those are real advantages and we will not argue with any of them. Talk to us if you want two bedrooms and two bathrooms rather than a studio, a full kitchen rather than a kitchenette, a parking space you do not pay extra for, and a published price you can check before you enquire.
One thing worth saying plainly, because the rest of this market does not. We have a single apartment in York. An operator with a block will nearly always have something free; we will not. What we can do is tell you straight away, the same working day, rather than leaving you waiting on an availability check.
People visiting York Hospital. It is half a mile from the front door — a ten-minute walk, or three minutes in the car. With a lift and a shared entrance the apartment is step-free from the street, which matters if you are visiting daily, carrying things, or not especially mobile yourself. A kitchen matters more than it sounds when you are doing this for three weeks.
Relocating, or between houses. A completion date slipped or the job started before the move did. Two bedrooms with no tenancy, no referencing and no agency fee, in walking distance of the centre.
Academics and students' families. York St John is a six-minute walk and the University of York is eight minutes' drive. Terms, vivas, graduations and research visits all run longer than a hotel booking sensibly should.
Project and consulting teams. Monks Cross and Clifton Moor are both eight minutes out. Four people in a two-bedroom apartment with two bathrooms and a parking space costs less than four rooms, and produces one invoice.
People who want to see York properly. The Minster is a twelve-minute walk. So is everything else inside the walls. The parking space means you can drive in, leave the car and not touch it again — which in this city is worth more than being fifty yards closer to the Shambles.
Routed by road from YO31 7ES. Anything under a mile in York is a walk, and usually a faster one than driving it.

The parking space is the part people underestimate. Central York is permit-controlled, the council car parks are expensive by the day, and the aparthotels either charge for a space or do not have one — York Aparthotel publishes £10 per 24 hours for a limited, first-come bay. An allocated space included in the rate removes that decision entirely.

Cancellation. Stated in writing at the point of quote, before you pay anything, mirroring the policy applied to the same apartment on the platforms. Honestly: a hotel on a flexible rate will beat us on same-day cancellation, and if your dates are genuinely uncertain that is a fair reason to book one.
Extensions. Tell us as early as you can. With one apartment we cannot hold it open indefinitely, and York books a long way ahead in summer and over Christmas — earlier notice is worth more here than in most cities we cover. If it is genuinely let after your dates we will say so early enough for you to plan.

Read the communication figure as operational reliability rather than hospitality. With nobody on site, how fast someone answers is the whole service — which is why it is the number we watch.
Step-free access from the street. A parking space for a larger vehicle. A cot or a travel bed. A desk you can actually work at. Arriving late, or needing to drop bags before three. Most of these we can sort, and the lift means step-free is a straight yes rather than a maybe. What we cannot do is pets, and we cannot promise the apartment is free on your dates until we have looked.
