A crew that sleeps properly, cooks a proper meal after a ten-hour shift and has somewhere to dry wet kit finishes the programme. That is the argument for a house over three hotel rooms, and it is a project delivery argument rather than a welfare one — accommodation that does not work is an attrition risk and an avoidable cost on your schedule.
Here is the honest position on crew size, because it is the question that decides whether this page is any use to you.
Two or three people. The Derwent Close house does this well. Three separate beds, a full kitchen, a washing machine and a five-minute run to the Port or the Garden Village site. This is the booking we can confirm today.
Four people. Workable — the fourth shares the double. Some crews are fine with that and some are not, and you know your team better than we do. The whole-house rate does not change, so four people is the cheapest per head this house will ever be at around £21 each.
Five to twenty. Not from our own Seaham stock, and we will not pretend otherwise. Three of our four Seaham houses are on long lets until at least May 2027. Above four we source to brief across East Durham — Murton, Peterlee, Easington and Sunderland are all inside about fifteen minutes — and we tell you which town each property is in before you commit, rather than scattering the crew across three postcodes and mentioning it afterwards.

The hospital row is worth a sentence, because the obvious assumption is wrong.
Sunderland Royal is thirteen minutes away and University Hospital of North Durham is twenty-seven, so the nearer hospital is the one outside the county. For a locum or an agency nurse on a rotating shift at Sunderland Royal, this house is a fourteen-minute saving each way against the Durham option, plus a kitchen and a washing machine.
Two things stand out on this map. The heavy work — the Port, the Garden Village, the Dawdon energy centre — sits inside five or six minutes of the front door, which is unusual. And the manufacturing weight at IAMP and Nissan sits eighteen to twenty-two minutes north, in Sunderland rather than Durham.
A base in Seaham reaches the coastal construction and port work comfortably, and reaches the Wearside automotive cluster at a normal commute. It does not reach Teesside — Wilton is forty minutes and Hartlepool thirty-two, and if that is where your job is, our Hartlepool and Redcar pages are the honest answer instead.
The parking row goes to the hotel and we have left it in. A Sunderland hotel car park will hold three vans; our driveway holds one. If secure parking for a liveried fleet is the deciding factor, book the hotel or let us source something else — that is a straight answer rather than a sales one.

For crews on port maintenance, quayside work or the Victoria Group transport operation, that is a five-minute run rather than a commute, and it means a 6am start does not begin with half an hour in the van.
Yes, and it is the closest major job to the house — about five minutes, 1.9 miles, to the A182 site. Seaham Garden Village is a 78-hectare scheme of 1,500 homes being built over roughly ten years, with Esh Construction delivering the first 750 affordable homes for Karbon Homes and Vital Energi building the mine water district heat network next to the Dawdon treatment scheme. Esh have reported over 7,400 weeks of work and 102 North East operatives on the scheme, so this is live construction rather than an announcement. We can book the one house directly and source the rest of a crew nearby.
