A crew that eats together and gets out of one front door in the morning turns up on site as a crew. Six people in six rooms on four floors of a budget hotel does not.

A contract is confirmed on the Friday and nine people need housing near M4 junction 38 by Monday. That is the call we get most often for this area. We come back the same working day with what can actually be sourced for those dates, usually a four-bedroom house and a smaller property a few minutes apart, with the distance between them stated, rather than one property we are hoping will free up.

Site accommodation, site cabins and shared houses, what this is not

Three things get called contractor accommodation and only one of them is this.

Site accommodation and welfare cabins

Units on the compound, provided by the principal contractor. On a job the size of the Tata build there is welfare provision on site, but it is not somewhere to sleep. What we source is ordinary residential housing off site.

A room in a shared HMO

A bed in a house where other people you have never met also live and hold keys. It is cheap and it is the thing crews complain about most. The whole property is yours here, for the dates you book, and nobody else has access.

A whole house, sourced to brief

An ordinary residential house or flat in a residential street, the entire property exclusively yours, with a kitchen, a washing machine and parking. That is what this page is about.

Serviced apartments and serviced accommodation in Swansea, the same thing, asked differently

Plenty of bookers search for a serviced apartment in Swansea rather than for contractor accommodation, and they usually want the same outcome.

Managed, cleaned, bills included, someone to call when the boiler goes. That is what serviced means to an office manager who has booked both hotels and unmanaged holiday lets and knows exactly which one causes problems.

The distinction that matters is size. A serviced apartment usually sleeps two to four. A crew of six or eight in serviced apartments is three separate units, three sets of keys and three invoices, which is the hotel problem wearing a different name.

Ask for both. We will quote whichever genuinely fits the crew, and if a pair of apartments beats a house for your dates we will say so.

Tata Steel Port Talbot, the lead, and it is not close

The £1.25bn electric arc furnace. Ground broken July 2025, Sir Robert McAlpine main contractor, commissioning scheduled end of 2027. Tata reported around 1,200 workers on the wider transformation programme, with the furnace components fabricated and shipping in during 2026, which makes 2026 and 2027 the erection window. National Grid contractors are piling a 275kV substation alongside. Twenty-two minutes from a central Swansea base.

Porth Copr, city centre

Copr Bay phase two. Andrew Scott Ltd carried out preparation works for Swansea Council and main construction of the office scheme was set to begin from late spring 2026. Three minutes from the centre. Andrew Scott also sit in the Tata supply chain, which tells you how small the contractor pool is here.

Blue Eden tidal lagoon, struck off

Announced October 2021 at £1.7bn, with work on site to start by early 2023. It has not started. The earlier Swansea Bay Tidal Lagoon consent lapsed in June 2020 and that scheme was cancelled. We are not putting a crew near a project that has not broken ground.

Swansea Arena, Copr Bay phase one, 71/72 The Kingsway, struck off

All built. The arena has been open since 2022 and the Kingsway office scheme was reported as nearing completion in December 2024. Finished schemes do not house crews.

The Civic Centre site, struck off

Up to 600 homes proposed, public consultation in January 2026. Consulted is not started, so it stays off the map and out of the drive times.

Swansea Bay City Deal, demoted

A £1.3bn funding wrapper, not a site. The Swansea schemes it part-funded, the arena, the Innovation Matrix, 71/72 Kingsway, are built. It stays in the copy as sector context and gets no marker.

Operating employers, steady background demand

DVLA has its national headquarters at Morriston, fifteen minutes out. Swansea Enterprise Park carries around 5,000 staff across financial services, logistics and manufacturing at thirteen minutes. Amazon runs a fulfilment centre of over 74,000 square metres at ten minutes. These generate fit-out, maintenance and shutdown work rather than a single build programme.

Wales has no Clean Air Zone, what that is worth to a van-heavy crew

There is no charging Clean Air Zone anywhere in Wales, and none is planned.

This is not simply an absence that could change next year. A charging zone in Wales would require new legislation through the Senedd, and none has been passed. Cardiff considered one in 2019, decided against it, and invested in other measures instead.

Set that against the English cities we cover. Bath charges £9 a day for a non-compliant van, Bristol £9, Bradford £9, Sheffield £10 and Birmingham £8.

Three non-compliant vans on a twelve-week job in Bristol is over £1,600 in daily charges alone. In Swansea it is nothing, and there is no legal mechanism to introduce it mid-project.

The nearest charging zone to Swansea is Bristol, and it is 81 miles away across the Severn.

If your fleet is older diesel and the programme runs into next year, that is a genuine and durable reason to base a South Wales crew here rather than across the bridge.

Where a crew actually parks a van in Swansea

On price, parking here is close to a draw. On whether the van physically fits, it is not.

Swansea is a coastal city with a lot of surface parking, and it is cheap by the standards of the cities we cover. Premier Inn Swansea Waterfront publishes chargeable off-site parking at £6 for 24 hours, and city-centre multi-storey parking runs at around £5.

So we are not going to claim a big parking saving. We would be exaggerating.

The published height restriction on that hotel car park is 2.3 metres. A Transit or a Sprinter does not fit under it at any price, which is the point, not the £6.

That is the same problem we found in Bath. The barrier is not the daily rate, it is the barrier.

Singleton at seven minutes is the surprise here. Morriston is the bigger hospital and the one people assume, but it is more than twice as far.

Sourcing accommodation in Wales, what changed in 2026

Wales is not England for this, and any provider telling you otherwise has not read the legislation.

Mandatory registration, from autumn 2026

Every provider taking bookings for overnight stays in Wales as a business must register with the Welsh Revenue Authority. It is free, it is a legal requirement, and there are financial penalties for not doing it. Parts of the register are public. We check it on the operators we source from.

A visitor levy, from April 2027 at the earliest

Councils can choose to add £1.30 per person per night plus VAT on self-catering. Swansea has not adopted one. Worth knowing that the exemption for employees and contractors covers the accommodation provider's own staff, not your crew, so if Swansea does adopt it, it lands on the booking.

The 182-day rule has shrunk the pool

A Welsh self-catering property must be available 252 days and actually let 182 days to stay on business rates rather than council tax. Properties that fall short move to council tax, and Swansea charges a 100% premium on second homes and long-term empties. The number of self-catering properties on business rates in Wales has fallen to around 8,000 from a peak above 11,000 in 2023.

Licensing is coming, but not yet

A licensing scheme was legislated for in 2026, starting with self-contained self-catering. It is expected around 2029. It does not affect a booking you make today.

Why this matters to you rather than to us: the sourceable pool of good whole houses in Swansea is smaller than it was three years ago, and it is administratively tighter. Book earlier than you would for an English city of this size.
